agreed upon by the superintendent of the Norfolk Oounty Ferries, and the lessee, and to be
<br />always subject to the regulation and control of the said ~iessor, for the term of two years
<br />from the date hereof add ending september 3Otb, 1928, the lessee yielding and paying therefor
<br />a rental of One Hundred and Twenty-fi~e ($125.OO) Dollars per ~month, in advance, on the
<br />d-~7 of each and every month.
<br />
<br /> This lease is subject to the following term~ and conditions$ viz:
<br />
<br />First: The lessor agrees as follows:
<br />
<br /> (a) That the lessee paying the rent as aforesaid, and observin~ the terms and conditions
<br />of this lease, to have quiet and peaceful possession of said premises during the term herein
<br />provided, all
<br /> (b) The lessee shall have the right to remove from the said spaces any s~nd/applia~ces,
<br />apparatus and fixtures which may be nlaced thereon by him, but it is understood and agreed
<br />that in so doing he shall restore the said spaces to the condition in which the same were
<br />received by him, ordinary wear and tear excepted.
<br />
<br /> Second: The Lessor agrees as follows:
<br />
<br /> (a) That he will pay to the lessor the rent~ at ~he times, and in the manner herein pro-
<br />vided for.
<br /> (b) That he will pay all bills for the use of water, gas, electric light and current a~d
<br />for any motor installments.
<br />
<br /> (c) That he will make all repairs which may become necessary or-desirable to the said
<br />structure during the term of this lease.
<br />
<br /> (d) That he will not operate a restaurant on the spaces hereby leased, and that he will
<br />keep the said spaces in a good and s~nitary condition at all times.
<br />
<br /> (e) That upon the sliming of this lease he will deliver to the lessor a bond in a penalty
<br />of Two Hundred and Fifty Dollars ($250. OO), with a Surety Oomp~uy authorized to do lma~siness
<br />in Virginia, as surety, or other surety acceptable to les. sot, for the faithful performance
<br />by the lessee of all obligations lapsed on him by this lease.
<br />
<br /> (f) That he will surrender and deliver up the said premises to the lessor at the expira-
<br />tion of this lease~ in good order and condition, ordinary wear and tear, fire or other casualty
<br />not due to the negligence of the lessee excepted..
<br />
<br /> (g) Nothing contained herein shall be cons~trued ~o give the ~ight to the lessee to en-
<br />croach, for the display of goods or other purposes, beyond the limits of the property hereby
<br />leased, except with the consent of the S~mperintendent of the Ferries, which consent may be
<br />withdrawn at any time.
<br />
<br /> (h) He will not do or allow to be done, anything that will increase t~e insurance rate
<br />on the buildings of the Norfolk Ferry Terminals.
<br />
<br /> (i) That he will not assign or sub-let t~e premises hereby leased without the written
<br />consent of the lessor first ~ad and obtained.
<br />
