Terminals, that is located between Water Street and the Elizabeth River, which will give ~any
<br />such other lemsee or lessees the right to sell goods to persons while on the outside of the
<br />Ferry Terminal ~ilding, at said NorfcIk Terminals, nor will 'it lease any space at said Norfolk
<br />Terminals which will give any other lessee thereof the right to operate a restaurant thereon.
<br />
<br /> (b) That the lessee paying the rent as aforesaid and observing the
<br />of this lease, shall have quiet and peacable possession Of said premises
<br />provided.
<br />

<br /> (c) That the l~ssee shall h~ve the right to remove from the said structure any and'all
<br />appliances, apparatus and fixtures which may be placed thereon or therein by him, but it is under-
<br />stood and agreed that in so doing he sh~ll restore the said smructure to the condition in which
<br />the same w~s received by him ordinarywear and tear excepted.

<br />SECOND: The lessee agrees as follows:
<br />
<br /> (a) That he will pay to the lessor the rent~ attthe times a~d in the manner herein provided
<br />for.
<br />
<br /> (b) That hewill pay all .bills for the use of water, gas, electric light and current and
<br />for any motor installments.
<br />
<br /> (c) That he will make all repairs which may become necessary or desirable to the said
<br />structure during the term of t~his lease.
<br />
<br /> (d) That he will operate any restamrant on the said leased premises, in a first-class
<br />manner, subject to the inspection and control of the lessor, as far as sanitar~ conditions and
<br />arrangements therefor are concerned, and that no objectionable class ef goods shall be sold
<br />by him or his assigns, on the said leased property.

<br /> . (e) That upon the signing of .this lease he will deliver to the lessor a bond in t~e penalSy
<br />of Five Hundred D~llars, with asurety company autho=ized to do bmsi~ess in Virginia, as Surety,
<br />or other surety acceptable to the lessor for the faithl~A1 performance of the lessee of all obli-
<br />gations imposed on him by this lease.
<br />
<br /> (f) That he wi i1 render and deliver up the said premises to the lessor at the expiration
<br />of this lease in good order a~d condition, ordi~ry wear and tea~r, Sire or other casualty not
<br />due to the negligence of the lessee excepted.
<br />
<br /> (g) Nothing COntained herein shall be construed ~o give the right to the lessee to encroach
<br />for the display of goods or other purposes beyond the limits of the property hereby leased,
<br />except with the consent of the Buperintendent of the Ferries, whichconsent may be withdrawn at
<br />any time.
<br />
<br /> (h) That he will not assign or sublet the p=emises hereby leased without the written eon-
<br />sent of the lesser first h~d and obtained.
