in the white waiting room amd partly in the colored waiting room, being Nineteen (1~) feet by Fourteen (1~) feet, by-Thirteen (13) feet, as shown bn the p±ane of the reconstruction of the Ferry Terminals, made by BarcAay, Parsons a~d X~pp, Consulting Engineers, for the United S~tates Homeing 0orporation, for a t~rm of two years from the d~te hereof, and ending September 30th, 1~28, the lessee yielding and paying therefo~ a renmal of Ninety Doli~re per month, in advance, on the ?th day of each and every month. This lease is subj eot to the following terms and conditions, ~iz: FIRST: The ±essor agrees as follows: (a) That the lessor paying the rent as aforesaid, and observing the terms and conditions of this lease, to h~ve quiet and peaceful possession of said premises during the ~erm herein provided. (b) The lessee shall have the right to remove from the said spaces any and all applianeeg, apparatus and fixtures which m~y be placed thereon by him, but it is understood and agreed that in so doing he shall restore the said spaces to the condition im which the same were re- ceived by him, ordinary wear and tear excepted. SECOND: The lessee agrees as follows: for. (a) That he will pay to the lessor the rent at the times su~d in the manr~r herein provided '(b) That he will pay all bills for the use of water, gas, electric light and current and for any motor installments. (c) That he will make all repairs which may become ~scessary or desirable to the said strmeture during the term of this lease. (d) That he will not opemate a restaurant on the space hereby leased, and that he will keep the said spaces in a good and sa~ttary condition at all times. (e) That upon the signing of this lease he will ~eli-ver to the lessor a bund i~ a penalty cf Omo F~mndredaad Eighty De~lars ($1~0.0~), with a S,~rety ComDa~y~thorized to~do busines? in Virginia as surety, or oth~er surety aeoeptable~m; lessor, for the faithful performance ~F the lessee of all obligations imposed on him by this lease. (f) That he will surrender and deliver up the said nremises to the lessor at the expira- tion of this lease, in good order a~d condition,~ ordinary-wear andtear, fire or other easual~y not due to the negligence of the lessee excepted. (g) Nothing contained herein shall be c~nstrued ~e give the right to the Lessee to croach, for the display of goods or other purposes, beyond the limits of the property hereby leased, except with t~e consent of the Superintendent Of the Ferries, whic~ consent may be withdraw~ at any time. (h) He~ will not do, or allow to be done anything that will increase the insursnee rate on the buildings of the Portsmouth Ferry Terminals. (i) That he will not assign er sublet the prom&see hereby le~sed without the written consent of the lessor first h~d and obtained.
