(b) <br /> <br /> (c) <br /> <br />(d) <br /> <br />(e) <br /> <br />(f) <br /> <br />(g) <br /> <br />(h) <br /> <br />(i) <br /> <br />(J) <br /> <br /> (k) <br /> <br />(I) <br /> <br />(m) <br /> <br />Prior to planting the shrubs; the applicant must obtain approval <br />from the Manager of Planning Services of a plan showing the <br />species, location, size, planting methods and spacing of shrubs <br />to be utilized in the screens: After planting, the applicant shall <br />maintain the vegetative screen in good condition and shall <br />promptly replace any dead or diseased shrubs. <br /> <br />The applicant shall store inoperative vehicles used or parts only <br />in a screened impoundment area located behind the existing <br />building on the property as shown on Exhibit A. No more than <br />40 trucks shall be stored in the impoundment area at any one <br />time. The stored vehicles must be screened from view of any <br />public street. <br /> <br />All motor vehicle parts must be stored in an enclosed building <br />on shelves, raCks or pallets. <br /> <br />All oil and other fluids from dismantled vehicles must be <br />collected and properly disposed of priOr to storing the vehicles <br />in the impoundment area. <br /> <br />The applicant shall construct a system to contain and collect <br />fluids from any steam cleaning operation. All fluids must be <br />diSposed of in accordance with aPplicable codes. <br /> <br />Run-off from the property must be filter through a Best <br />Management Practice (BMP), aPproved by the City Engineer that <br />will reduce the non-point pollution load bY at least 10%. <br /> <br />Prior to occupancy, the building must be improved to meet all <br />current minimum building code requirements. Improvements <br />shall include, but not be limited to, the following: installation of <br />a sanitary sewer connection, bathrooms, a concrete floor and <br />exterior painting. <br /> <br />An appropriate driveway and customer parking area must be <br />installed in accordance with City of Portsmouth engineering <br />requirements. <br /> <br />An engineering site plan, showing improvements necessary to <br />comply with all City Code requirements and with the conditions <br />of this use permit, must be approved prior to commencement of <br />any site improvements. <br /> <br />The processing of scrap on this property as defined in Section <br />40-22 of the Zoning Ordinance is prohibited. <br /> <br />Trees needed to meet City Code requirements must be planted <br />and maintained along the property's frontage on Frederick <br />Boulevard. <br /> <br />The applicant shall comply with all federal, state and local <br />regulations. <br /> <br />Each year, on the date of the approval of this use permit, the <br />applicant shall provide the Manager of Planning Services with a <br />report certified by a professional engineer registered in the <br />Commonwealth of Virginia stating that the installed BMP is in <br />proper working order and functions as designed. <br /> <br /> <br />
