Nothing in this subsection shall limit the utilization of one or more of the <br />following off - street parking alternatives by a single use. <br />24. Subsection 40.2- 301(E)(4) of the City Code is amended as follows. <br />Sec. 40.2 -301. Off - Street Parking, Loading, Circulation. <br />E. Off = Street Parking. <br />(4) Exceptions to Parking Requirements. <br />(a) Existing Development. <br />(1) Change in Use. Where there is any change of use of an existing <br />development, on -site surface parking shall comply with Sec. 40.2 - <br />301(E) Off - Street Parking, except as follows: <br />a. No additional vehicle or bicycle parking spaces are required if <br />the change in use would result in an increase of spaces of less <br />than 25 percent. The percent increase is calculated by dividing <br />the number of additional spaces required by the number of <br />spaces required before the increase. If ten (10) or more <br />additional spaces are required, this exception shall not apply. <br />(b) Expansion and Enlargement. Unless otherwise modified by Article V, <br />the off - street parking, loading, landscaping and circulation standards <br />of this section apply when an existing structure or use is expanded or <br />enlarged, except as follows: <br />(i) No additional vehicle or bicycle parking spaces are required if the <br />expansion or enlargement would result in an increase of spaces of <br />less than 25 percent. The percent increase is calculated by <br />dividing the number of additional spaces required by the number <br />of spaces required before the increase. If ten (10) or more <br />additional spaces are required, this exception shall not apply. <br />25. Subsection 40.2- 302(C) of the City Code is amended as follows. <br />40.2 -302. Vehicular Stacking, Circulation, and Loading. <br />C. Driveway Standards. <br />(1) Any required parking area shall have direct access to a public or private <br />street via a driveway. <br />(2) Unless otherwise approved by the City Engineer or if a median that includes <br />a pedestrian safe zone is present to allow for pedestrian connectivity, no <br />14 <br />
