City of Portsmouth Zoning Ordinance <br />Article IL — Zoning Districts <br />Sec. 40.2 -205 — Special Zoning Districts <br />Conservation (C) District <br />11/6/2020 <br />(i) Conserve watercourses and protect them from erosion and sedimentation; <br />(ii) Retain open spaces and greenways and protect their environmentally - sensitive <br />character; <br />(iii) Conserve wildlife and plant life habitats and protect them from the intrusions <br />of urbanization; <br />(iv) Provide air and noise buffers to ameliorate the effects of development; and <br />(v) Preserve and maintain the aesthetic qualities and appearance of the community. <br />(b) The district discourages development that creates risks for loss of life or property from <br />normal natural processes and events in natural hazard areas (e.g., floodplains) for <br />conservation: <br />(i) Conservation of city's critical and environmental areas; <br />(ii) Including parklands, open space, archeological sites, cemetery grounds, <br />wetland ecology, and land for recreation use. <br />(c) The Conservation district was formerly entitled Preservation/Government (PG). <br />(2) Dimensional Standards <br />Development within the C district shall comply with the standards in Table 40.2 -205. <br />Table 40.2 -205 Area and Bulk Requirements, sets out the minimum lot requirements for <br />the Conservation district established by this Ordinance. <br />TABLE 40.2 -205: AREA AND BULK REQUIREMENTS <br />SPECIAL DISTRICT: CONSERVATION DISTRICT <br />Minimum Lot Requirements <br />Conservation (C) <br />Lot Size (sq. ft.) <br />43,560 <br />Lot Width (ft.) <br />N/A <br />Maximum Density (DU /AC) <br />N/A <br />Front Yard Setback (ft.) <br />50 <br />Side Yard (ft.) <br />50 <br />Corner Side Yard (ft.) <br />50 <br />Rear Yard (ft.) <br />50 <br />Page 17 <br />
