City of Portsmouth Zoning Ordinance <br />Article II. — Zoning Districts <br />Sec. 40.2 -205 — Special Zoning Districts <br />Conservation (C) District <br />11/6/2020 <br />(ii) Street trees, sidewalks and pedestrian- scaled lighting of no greater than 14 feet <br />in height shall be included in streetscape areas to create a comfortable walking <br />environment. <br />(iii)Pedestrian amenities (such as benches) shall be consistent with city standards <br />for outdoor furniture downtown and shall also be provided, as appropriate, <br />throughout the development site. <br />(f) Open Space Set - Asides <br />(i) Each development in the WF district shall provide at least 20 percent of the <br />total lot area in open space set -aside in the form of roof gardens, landscaped <br />grounds, or atriums. <br />(ii) Each such open space set -aside shall contain landscaping, public art elements, <br />or pedestrian elements, and shall be configured to blend with the architecture <br />of the development. <br />(iii)The City Council may accept developments with no more than 15 percent of <br />the total land area in open space set -aside in cases where lots are small, or <br />where existing open space resources are already provided in sufficient amounts <br />by existing development. <br />(g) Residential Density <br />In no instance shall development exceed 100 units per acre. <br />(h) Maximum Floor Area <br />Except for high -rise multi - family development, office buildings, parking structures, <br />hotels, convention centers, or retail development, no use shall exceed 30,000 square <br />feet of floor area. <br />(i) Prohibited Uses and Development Features <br />Notwithstanding the standards in Table 40.2 -216, Use Table, the following uses or <br />development features are prohibited within the WF district: <br />(i) Check - cashing establishments; <br />(ii) Pay day loan establishments; <br />(iii)Nail salons; <br />(iv)Tanning establishments; and <br />(v) Drive - throughs. <br />(C) Conservation (C) District <br />(1) Purpose and Intent <br />(a) The Conservation (C) district is established and intends to conserve and protect <br />identifiable natural resources from urban encroachment.
