(2) Minimum Number of Spaces Required <br />Unless otherwise expressly stated in this section, the minimum number of off - <br />street parking spaces shall be provided in accordance with Table 40.1- 5.1(E)(2), <br />Off- Street Parking Standards. Any property that has commercial sales, and dots <br />not fall into a use category listed in Table 40.1- 5.1(E)(2), shall be required to <br />have a minimum of two (2) parking spaces on site that meet the Section 40.1 - <br />5.1(K). <br />(a) Exclusions to Parking Requirements <br />The following areas shall be excluded from the calculation of parking <br />requirements established in Table 40.1- 5.1(E)(2), Off- Street Parking <br />Standards. <br />(i) Indoor areas used for vehicle storage or display. <br />(ii) Outdoor storage, display, or sales areas, unless otherwise <br />specified. <br />(iii) Service bays for vehicles, including repair, painting, fueling, <br />washing, and detailing. <br />(iv) Animal kennel cage space, indoor and outdoor. <br />(v) Parking located in the D2 District will be as shown in table 40.1- <br />5. 1 (E)(4), D2 Parking Requirements. <br />(b) Exceptions to Parking Requirements <br />(i) Existing Development <br />a. Change in Use <br />i. A change in use of an existing development <br />shall provide the additional off - street parking <br />and loading facilities required to comply with <br />this section, except as follows: <br />(a) No additional automobile or bicycle <br />parking spaces are required if the <br />change in use would result in an <br />increase of spaces of less than 25 %. The <br />percent increase is calculated by <br />dividing the number of additional spaces <br />required by the number of spaces <br />required before the increase. <br />(b) When two or fewer additional <br />automobile or bicycle parking spaces are <br />required under this subsection as a result <br />of a change in use, such additional <br />parking is not required to be installed. <br />(e) Where there is any change of use of an <br />existing development, on -site surface <br />parking must comply with Section 40.1- <br />5.1 (K). <br />b. Expansion and Enlargement <br />i.
