<br />'" <br /> <br />lot shall be oriented in a manner consistent with the existing platting pattern in the <br />neighborhood. <br /> <br />(b) Where no public sewer is available, the average width shall not be less than 75 feet <br />and the area not less than 10,000 square feet for each dwelling unit. <br /> <br />(c) Depth and width of properties reserved or laid out for commercial and industrial <br />purposes shall be adequate to provide for the off-street service and parking facilities <br />required by the type of use and development contemplated. <br /> <br />(d) Comer lots for residential use shall be platted 1 0 feet wider than interior lots, if <br />necessary, to permit appropriate building setbacks on both streets. <br /> <br />(e) Lots having frontage on two streets (except comer lots), and reverse frontage lots <br />abutting on an arterial or collector street with frontage on a lesser street, shall be avoided. <br /> <br />(f) Side lot lines shall be approximately at right angles to the right-of-way line of the <br />street on which the lot faces. <br /> <br />(g) The subdividing of the land shall be such as to provide each lot with frontage on a <br />public street. <br /> <br />(h) Notwithstanding the provisions of the zoning ordinance, no lot shall be created by <br />subdivision which has a street frontage of less than 16 feet. <br /> <br />(i) Minimum average depth of residential lots shall be 75 feet. The Planning <br />Commission may approve lots with less minimum average depth in downtown <br />neighborhoods. <br /> <br />(j) Flag lots may be permitted if the proposed flag lot makes it possible to better utilize <br />an irregularly shaped property or if the flag lot is used to eliminate direct access to a <br />collector or an arterial street. In all cases, the following requirements must be met: <br /> <br />(1) The flag lot shall not access an arterial street. <br />(2) No part of the flag lot's access to the street (the "flagpole" or "panhandle") <br />shall be less than 16 feet in width for residentially zoned lots and 50 feet in width <br />for non-residentially zoned lots. <br />(3) The front property line of a flag lot shall not abut the side yard of an <br />adjacent lot. <br />(4) The strip of land used for access to the main portion of the flag lot (the <br />"flagpole" or "panhandle") shall not be included in calculating the area of the lot <br />for the purpose of determining compliance with the dimensional requirements of <br />this chapter or chapter 40 ofthis Code, nor shall any part of the "flagpole" or <br />"panhandle" be considered to be the front yard. <br />(5) No more than ten percent of the lots, in subdivisions which create ten or <br />more lots, may be flag lots. <br /> <br />(k) Lot size. The minimum lot size shall be in accordance with the zoning ordinance <br />provided, however that whenever there shall be plans in existence, approved by either the <br />transportation department or by the governing body, for the widening, extension, or <br />construction of any street or highway, the commission may require additional setbacks <br /> <br />Page 25 of 33 <br />
