<br />fI <br /> <br />" <br /> <br />and yards for any new construction or for any structures altered or remodeled adjacent to <br />the future planned right-of-way in order to preserve and protect the planned future right- <br />of-way for such proposed street or highway. <br /> <br />(I) Lot arrangements, design and shape. The lot arrangement, design and shape shall be <br />related to the topography such that each lot has: <br />(1) An acceptable building site in compliance with the requirements of the zoning <br />ordinance; <br />(2) Suitable access to the building site from an approved street. Unusually shaped <br />or elongated lots, as determined by the Agent, established primarily for the <br />purpose of providing minimum square footage shall not be permitted. <br /> <br />(m) Lot location. Each lot shall abut and have access to a proposed public street to be <br />dedicated by the subdivision plat or to an existing publicly dedicated street, unless <br />otherwise specifically provided for in this chapter. If the existing streets do not meet the <br />minimum city width requirement, including adequate right-of-way to accommodate the <br />appropriate pavement width, drainage, sidewalks and bikeways, the subdivider shall <br />dedicate adequate right-of-way necessary for the street to meet such minimum <br />requirement. <br /> <br />(n) Lot remnants. Remnants of lots not meeting minimum lot requirements shall not <br />generally be created by the subdividing of a tract. All such remnants shall be added to <br />adjacent lots or, as approved by the Agent, identified as common open space or natural <br />open space. <br /> <br />Sec. 33.1-47. Graves or places of burial. <br />When any grave, object or structure marking a place of burial is located on the land <br />proposed for subdivision, such grave, object or structure shall be identified on any plans or site <br />plans or subdivision plans required by this chapter. <br /> <br />Sec. 33.1-48. Monuments. <br />Monuments shall be placed at all block comers and at the tangent point of curves <br />connecting intersecting street lines, at the points of curvature and tangency in curved street lines, <br />and at all comers in the exterior boundary of the subdivision, and at such other points as may be <br />designated by the City Engineer. Monuments shall be set six inches below finished grade, shall be <br />left visible for final acceptance inspection, and shall be either: <br />(1) Precast concrete, 30 inches in length, six inches square or eight inches in diameter, <br />with a metal pin imbedded therein; or <br />(2) A steel or iron pin five-eighths of an inch in diameter, set in poured concrete, at least <br />18 inches deep and ten inches square. <br />(3) All lot comers shall be monumented with steel pins 5/8" diameter set six inches <br />below finished grade. <br /> <br />Sec.33.1-49. Utility and street improvements. <br /> <br />(a) In subdivisions, or parts of subdivisions, improvements shall be provided by the subdivider <br />as follows: <br />(1) Streets shall be graded to the full width and shall be designed in accordance to the <br />approved cross-sections and profiles and the Traditional Neighborhood Design provisions <br />contained within the Virginia Department of Transportation's Subdivision Street Design <br />Guide, as last amended, and the City of Portsmouth Master Transportation Plan. <br /> <br />Page 26 of 33 <br />
