<br />Upper stories <br /> <br />a. Nondwelling uses. For nondwelling uses, windows shall comprise <br />a minimum of30 percent (and up to 80 percent maximum) of the <br />building fayade between two and eight feet in height above the <br />floor level of each story above the street level story. <br /> <br />b. Dwelling uses. For dwelling uses, windows shall comprise a <br />minimum of 30 percent (and up to 80 percent maximum) of the <br />building fayade between two and eight feet in height above the <br />floor level of each story above the street level story. The types of <br />permitted windows shall be as specified in the section above. <br /> <br />(2) Additional building form and siting, use, and building envelope <br />requirements for the T5 and T6 subdistricts: <br /> <br />a. The building fayade shall be built to the RBL within 30 feet of a block <br />corner. However, within seven feet of the block corner, the ground story fayade <br />may be chamfered to form a corner entry. <br /> <br />b. On each lot, the building fayade shall be built to the required building line <br />for at least 75% of the RBL length. <br /> <br />c. No part of any building may be located outside of the buildable area <br />except overhanging eaves, awnings, shopfronts, bay windows, steps, handicapped <br />ramps, or balconies. <br /> <br />d. The parking setback line shall be generally 30 feet behind the RBL and <br />extends vertically as a plane. Vehicle parking shall be located behind the parking <br />setback line, except where parking is provided below grade or on-street. When <br />structure parking is provided, all portions of such structure along a street shall not <br />be used for parking of vehicles, but shall be devoted to other permitted principal <br />uses or to means of pedestrian or vehicle access, provided that such vehicle access <br />along a principal street shall be permitted only when no other secondary street or <br />alley is available for adequate access. Provided however, this condition shall not <br />apply to public parking decks. <br /> <br />e. Corner lots and through lots shall satisfy the build-to requirements for <br />their full/all frontages (RBL), unless otherwise specified in this Code. <br /> <br />f. A street wall shall be required along any RBL frontage that is not <br />otherwise occupied by a building. The street wall shall be located not more than 8 <br />inches behind the RBL. The street wall shall not be less than 5 feet in height or <br />greater than 12 feet in height. <br />
