<br />g. Curb cuts or driveways shall be located at least 75 feet away from any <br />block corner or another garage entry on the same block face. These requirements <br />are not applicable along alleys. <br /> <br />h. The upper stories may only house residential or commerce uses. No <br />restaurant or retail sales uses shall be allowed in upper stories unless they are <br />second story extensions equal to or less than the area of the ground story use. This <br />provision shall not apply to property in the T6 district as non-residential uses may <br />be desirable on the upper or top floors to take advantage of water views. <br /> <br />i. No commerce use is permitted above a residential use. This provision shall <br />not apply to property in the T6 district as non-residential uses may be desirable on <br />the upper or top floors to take advantage of water views. <br /> <br />j. Additional habitable space is permitted within the roof where the roof is <br />configured and approved as an attic story. <br /> <br />k. Balconies and stoops shall not project within five feet of a common lot <br />line. <br /> <br />I. Openings in any required building lines (RBL) for parking garage entries <br />shall have a maximum clear height no greater than 16 feet and a clear width no <br />greater than 22 feet. <br /> <br />m. Blank lengths of wall exceeding 20 linear feet are prohibited on all <br />required building lines. <br /> <br />n. A wnings shall project a minimum of five feet to a maximum of one foot <br />from the back of the curb where there are no street trees, or one foot into the tree <br />lawn where street trees are present. <br /> <br />o. A wnings that project over the sidewalk portion of a street space shall <br />maintain a clear height of at least 10 feet. <br /> <br />p. Awnings may have supporting posts at their outer edge provided that the <br />posts: <br />(i) Have a minimum of 8 feet clear width between the facade and the <br />support posts or columns of the awnings, and <br />(ii) Have between 18 and 24 inches between the support posts or <br />columns of the awnings and the back of curb, and <br />(iii) Provide a continuous clear walkway area at least 6 feet wide <br />running adjacent and parallel to the awning columns/posts. <br /> <br />q. Opportunities for unique architecture and signature buildings exist at <br />intersections designated by the adopted Downtown Master Plan as Activity Nodes <br />
