<br />(e) In addition to the above, an additional purpose of the Downtown D-2 District is to <br />provide a mechanism for implementing the following specific goals, using both public and <br />private sector investment: <br /> <br />1. Capitalizing on public investment in existing infrastructure; <br /> <br />11. Promoting compact, mixed-use development at moderate to high densities; <br /> <br />111. Ensuring transit-supportive and transit-serviceable development; requiring <br />pedestrian-oriented and transit-oriented design; and <br /> <br />IV. Ensuring compatibility with surrounding neighborhoods. <br /> <br />Sec. 40-56. Downtown Districts - Permitted Uses. <br /> <br />Uses permitted in the Downtown Districts shall be governed according to subdistricts, as <br />shown on the Zoning Map. Table 40-56.1 lists the uses allowed in the various subdistricts. The <br />designations and general purposes of the subdistricts are as follows: <br /> <br />(a) T3 subdistrict. The T3 (Urban Residential) subdistrict contains a mix of <br />residential uses, but maintains a residential urban fabric. These areas, furthest from the Historic <br />District, represent the least intense urbanism downtown. This subdistrict contains flexible <br />dimensional requirements to allow development consistent with the design of existing downtown <br />neighborhoods. <br /> <br />(b) T4 subdistrict. The T4 (General Urban) subdistrict contains a mix of uses, but <br />maintains a predominantly residential urban fabric. These areas, nearest to the Historic District, <br />represent moderately intense urbanism in the downtown. This subdistrict contains flexible <br />dimensional requirements to allow development complimentary to and building upon the design <br />of existing downtown neighborhoods. <br /> <br />(c) T5 subdistrict. The T5 (Urban Center) subdistrict contains a higher density mix of <br />uses with primarily retail space at the ground floor. <br /> <br />(d) T6 subdistrict. The T6 (Urban Core) subdistrict is designed for high-density <br />mixed uses. This subdistrict is the most intense land use Downtown. <br /> <br />(e) SD subdistrict. The SD (Special District) subdistrict is a low-density, limited <br />mixed use district. This subdistrict is intended to provide employment with mixed-uses, <br />including manufacturing, distribution and warehousing, as well as civic uses and supportive <br />retail uses. In an effort to minimize land-use conflicts, this subdistrict is not generally suited for <br />residential uses. <br /> <br />(f) D-2 District. The D-2 District is a Form Based Code District designed to foster a <br />setting for economic growth and development in a sustainable mixed-use pattern of diverse <br />urban neighborhoods, integrating residential with employment and commercial uses (as well as <br />recreational opportunities). All regulations and requirements concerning the D2 subdistrict can <br />be found in Appendix B of the City Code. <br /> <br />The Zoning Map shall also identify those properties within the Downtown Districts <br />where a Certificate of Appropriateness is required. <br />
