<br />(7) Retail: Four spaces per 1000 square footage of net floor area. Net floor <br />area does not include stairways elevators, equipment rooms, halls, and <br />restrooms <br />(8) Loading spaces: One off-street loading space shall be provided if the zone <br />lot devoted to a nonresidential use has an area of more than 7,500 square <br />feet but less than 20,000 square feet, and one space for each additional <br />acre of lot area. Such space, unless otherwise adequately provided for, <br />shall not be less than 12 feet in width, 30 feet in length and 15 feet in <br />height. <br /> <br />(b) General parking requirements <br />(1) No part of any parking space required by this article shall exist upon, and <br />no part of any vehicle shall extend over the right-of-way of, any public <br />road. alley, street, walkway or mall. <br />(2) Parking spaces shall be provided on the same lot with the building or not <br />more than 800 feet distance, as measured along the nearest pedestrian <br />walkway; provided, that such area is under public ownership. If valet or <br />shuttle service is provided this distance can be increase to 1400 feet. <br />(3) Parking requirements for two or more uses may be provided by the <br />establishment of the required number of spaces for each use in a common <br />parking area, provided that all uses being served by the common parking <br />area are under the same ownership or public ownership. However no <br />shared parking calculations may be used in determining the minimum <br />required number of spaces, unless approved by the adoption of a parking <br />management plan submitted with the master plan. <br />(4) All parking areas shall have direct access to a public right-of-way. <br />(5) Parking lots shall be paved in a manner consistent with the design <br />standards. <br />(6) All parking areas shall be landscaped and screened in a manner that meets <br />the approved design standards. <br />(7) Handicapped spaces shall be provided as required in section 40-71.1 <br />(8) Parking Decks. All portions of such structure along a street shall not be <br />used for parking of vehicles, but shall be devoted to other permitted <br />principal uses or to means of pedestrian or vehicle access, provided that <br />such vehicle access along a principal street shall be permitted only when <br />no other secondary street or alley is available for adequate access. <br /> <br />5. That this ordinance shall take effect on the date of its adoption. <br /> <br />ADOPTED by the Council of the City of Portsmouth, Virginia at a meeting held <br />on February 26. 2008. <br /> <br />Teste: <br /> <br />City Clerk <br />
