<br />a. The density of multifamily residential development shall not exceed 80 <br />dwelling units per acre. The maximum density may be increased to no <br />more than 100 dwelling units per acre by obtaining a use permit. <br />b. Private trash pick up as required by the master plan approval <br />procedure shall be provided. <br />(3) Hotel. A hotel must have meeting, and room service facilities. Extended <br />stay facilities rented on a weekly basis or longer are not permitted. <br />(4) Financial institution or service. Check cashing and payday loan facilities <br />are not permitted. <br />(5) Grocery or convenience food store. Gasoline or similar fuel pumps are <br />not permitted. <br />(6) Hair care shop. These uses shall not be visible from the public right-of- <br />way. Nail salons or tanning facilities are not permitted. <br />(7) Drycleaner. Pick up services only. No dry-cleaning production facilities <br />permitted. <br />(8) EatinK establishment. Will not have a play area or drive-thru. Outdoor <br />food or merchandise sales are permitted. Outside dining proposed on city right- <br />of-way, including city sidewalks, and seawall shall not be permitted. <br />(9) Restaurant. May be completely indoors or an open patio/terrace setting. <br />No drive-thru is permitted.. Outside dining proposed on city right-of-way, <br />including city sidewalks, and seawall shall not be permitted. <br />Carryout service and catering as an accessory business will be permitted. <br />(10) Catering business. A catering business that is separate from a restaurant <br />or hotel or conference center requires a use permit. <br />(11) Entertainment establishment. No adult uses are permitted as part of an <br />entertainment establishment. <br />(12) Other retail sales or service shop including a bakery. Beverages sold <br />must be non-alcoholic. Auto or truck repairs, shoe repairs, street vendors, flea <br />markets. fuel sales and sales of adult books, magazines, movies, or novelties are <br />not permitted. Bakery allows only in store sales no wholesale of products. <br />(13) qjfice. Office operations that include the assembly of minor components <br />shall be allowed as long as the area used for assembly is no greater than 5 percent <br />of the use's tloor area. <br />(14) Clinic. No single clinic shall contain more than 10,000 square feet of <br />floor area. Plasma or blood sales centers and substance abuse treatment centers <br />are not permitted. <br />(15) Art Galleries shall be permitted including as an accessory use <br />teaching/classes in painting, sculpture, and other similar art forms. <br />(16) PuNic utility. Rooftop antennas shall not exceed 50 feet in height. <br />Facilities for construction, repair, service and storage of utility equipment are not <br />permitted. <br />(17) HRT passenger station. The design of any HRT station must be approved <br />separately by city council. <br />(18) Parking garage. Garages are for vehicular parking only. <br />(19) Sur/clce parking lot. No recreational or other vehicular sales, service or <br />storage permitted. <br />
