Uses indicated with an "X" are permitted by right and do <br />not require a use permit. Such uses must conform to the requirements of the Master Plan <br />approval procedure. The development of the buildings and sites must conform to the <br />requirements of the site plan review process and applicable zoning requirements. <br /> <br />(2) Permitted by use permit. Uses indicated with an "X" are permitted only after <br />issuance a use permit. The purpose of the use permits is to encourage a mix of uses <br />within the district and to minimize or eliminate adverse impacts on surrounding <br />properties. The use permit process shall establish conditions, in addition to those required <br />in the Master Plan approval procedure, to minimize the negative aspects of proposed <br />uses. <br /> <br />(b) Use-spec~fic standards for principal uses. <br /> <br />(l) Size limitfor principal uses. Unless otherwise provided by this section, no <br />principal use other than high-rise residential, an office building, parking <br />garage. hotel. or convention center, shall exceed 30,000 square feet in <br />nonr area. Retail uses may exceed 30,000 square feet in size by obtaining <br />a use permit. <br />(2) Multifwnily residential, including condominiums. The following <br />additional requirements apply: <br />
