<br />waiver process. the Director may require the applicant to submit information and <br />materials that are necessary for the Director's decision. The Planning Director shall <br />request additional information as needed to insure the development's compatibility with <br />the City's plans and vision for proposed new downtown waterfront development. <br /> <br />Section 40-50.13. <br /> <br />Reserved. <br /> <br />Section 40-50.14. <br /> <br />Dimensional Requirements. <br /> <br />Development in the W -1 district shall reflect the urban character created by the <br />downtown area. The design of the development shall create a vibrant, walkable place. <br /> <br />(1) Building form. Buildings shall be sited close to streets with their front <br />facades facing the street from which the building derives its street address. New <br />development shall provide for all new building to have a minimum height of five stories. <br />First floor height shall have a minimum height of 14 feet. <br /> <br />Fenestration requirements applicable to building facades along street frontages <br />shall be as follows: <br /> <br />Street-level story <br /> <br />a. Nondwelling uses. For nondwelling uses, a minimum of 60 percent of <br />the building fayade between two and eight feet in height along the <br />street frontage shall be comprised of glass windows and/or glass doors <br />that allow views to the interior of the building space. Windows used <br />to satisfy the requirements of the paragraph shall have a minimum <br />height of four feet. <br /> <br />b. Dwelling uses. For dwelling uses, windows shall comprise a <br />minimum of 30 percent of the building fayade between two and eight <br />feet in height along the street frontage. Such windows shall be double- <br />hung, awning, or casement type, and fixed shall be permitted only as a <br />component of a system including operable windows within a single <br />wall opening. <br /> <br />Upper stories <br /> <br />a. Nondwelling uses. For nondwelling uses windows shall comprise a <br />minimum of 30 percent of the building fayade between two and eight <br />feet in height above the floor level of each story above the street level <br />story. <br /> <br />b. Dwelling uses. For dwelling uses windows shall comprise a minimum <br />of 30 percent of the building fayade between two and eight feet in <br />height above the floor level of each story above the street level story. <br />The types of permitted windows shall be as specified in the section <br />above. <br /> <br />(2) Streetscapes. Buildings along streets of the development shall form a <br />consistent line of building facades. Street trees, sidewalks and pedestrian-scaled lighting <br />
