<br />(2) Slreelscapes. Buildings along streets of the employment center shall form <br />a consistent line of building facades. Street trees, sidewalks and <br />pedestrian-scaled lighting of no greater than 14 feet in height shall create a <br />comfortable walking environment. Pedestrian amenities such as benches <br />shall also be provided throughout the employment center. <br /> <br />(3) \'Ireel Tree.l. Street trees shall be located in tree pits or tree lawns <br />cst"blished between the curb clI1d the sidewalk. The maximum distance <br />hetween street trecs shall bc 35 ICet on eenter spacing. and the use of <br />canopY' trees is required except under existing o\erhead utilities. <br /> <br />(4) Parking On-street parking shall be provided along all roadways except <br />alleys. This requirement may be waived for specific roadways where the <br />Planning Director determines that on-street parking is not warranted. <br />Standards for on-street parking are located in Section (t) of this District. <br />Off-street parking shall not be located between the street and the front <br />building facades, and preferably sited to the rear of buildings. Off-street <br />parking shall also be set back from the street and screened to have <br />minimal impact on the streetscape. <br /> <br />(5) Bui/ding Enlranees. Buildings shall contain a main cntrance facing a <br />street for effective pcdestrian access. These street entrances shall be <br />connected to the employment center's sidewalk network. <br /> <br />(6) Ciric Open Spaces. Central open spaces such as greens or squares shall be <br />provided as focal points in the development to create a socially intcractive, <br />pcdestrian friendly environment. <br /> <br />(t) HUl/lul7-scu/e Design. To furthcr support the pedestrian-oriented site design of the <br />employment center. building materials, dimcnsions and architeetural variety shall promote a <br />comfortable walking environment. Long expanses of blank walls facing streets shall be avoided. <br />To achieve this standard, building walls shall incorporate features such as doors and windows; <br />changes in wall plane, such as projections or recesses; and changes in texture or masonry patterns. <br /> <br />(g) Resource Proleeliun. Impacts to important natural and cultural resources on the <br />site shall be minimized. Resources shall be incorporated as amenities and landmarks for the <br />center where possible. <br />(h) SIul'l1111'aler Managemenl Faeililies Stormwater management facilities shall be <br />designed as landscape amenities, including the following requirements: <br /> <br />(1) The design of these facilities shall incorporate a curvilinear shape to <br />resemble a naturally-occurring water feature, including indentations and <br />peninsulas; or be configured in an intentional geometric !,xm with a <br />hardened bc)rder so as to resemble a pool or fountain, as consistent with <br />the urban design intent of the Master Plan. <br /> <br />7 <br />
