The waiver <br />shall be in writing and become part of the Master Plan. As part of this waiver process, the <br />Director may require the applicant to submit information and materials that are necessary for the <br />Director's deeision. <br /> <br />(b) Design Standards. Design standards in the form of graphics and explanatory text <br />illustrating how buildings, circulation systems, landscaping, and other elements of the Master <br />Plan will meet the development design intent and general design standards of the MX/EMP <br />distrid. The design standards shall address, at a minimum, the following: <br /> <br />(I) Architedural ronn. materials, and ()ther guidelines for proposed ouildings <br /> <br />(2J Parking (bigll <br /> <br />(3) Fence and wall standards <br /> <br />(4) Exterior lighting standards <br /> <br />(5) Signage descriptions, sizes and examples <br /> <br />(6) Street hierarchy (collector streets, local streets, alleys, etc.) <br /> <br />(c) Traffic Impact Analysis prepared in accordance with Section 40-172.2. <br /> <br />(d) Scheduling I Phasing Plan <br />(e) Conversion schedule (optional) <br /> <br />(f) Propertyowners' association documents specifying maintenance. membership, <br />and memoer responsibilities <br /> <br />('he developm,'nt of the buildings and sites (,(lI1tained in an appro\'Cd master plan must <br />eOnl\lrmt() the requirements ofthc site plan revicw process contained \\ithin this chapter.
