<br />(b) Conflict with Other Code Provisiuns. In the event that any provision of this <br />division shall conflict with any other provision of this code, the provision of this division shall <br />control unless the conflicting section contains specific language to the contrary. <br /> <br />(c) Other Provisiuns May Apply. In the event that this Division is silent as to a <br />particular issue, the provisions of any other applicable code section shall govern. <br /> <br />Sec. 40-50.3. Minimum criteria for district designation. <br /> <br />The following minimum criteria must exist for designation of an MX/EMP district: <br /> <br />(a) Minimum land Area. The proposed district shall contain at least 20 contiguous <br />anes The propos~d district may contain roadways, and the area of roadways may be included in <br />th~ district's area calcttlation. Additional parcels under 20 acr~s in size that are contiguous to an <br />existing MX/EMP district may be rezoned to the \1X/EMP designation alter initial creation of <br />th~ di strict. <br /> <br />(b) Locatjon. One or more of the proposed district's boundaries shall be adjacent to a <br />major arterial roadway. <br /> <br />Sec. "0-50.4. AppIiclltion Procedure. <br /> <br />An application for the establishment of an MX/EMP district shall be processed in <br />aceordance with the requirements and procedures detailed in the zoning map amendment process <br />contained within this chapter. In addition, the following submittals are required for an <br />application for MX/EMP district designation. <br /> <br />(a) Master Plan. A master plan illustrating the conceptual layout of proposed uses, <br />streets, buildings, lots, and other elements of the proposed development when fully developed. <br />R~quired clements of the master plan shall include: <br /> <br />(I) Localioll and mi, of propos~d land uses <br /> <br />(2) NUll1bel (density and intensity). type, and mix of land uses for the development as <br />a whole as well as lor each sub-area within the development <br /> <br />(3) Block and lot standards, including: block length, lot size, lot width, and lot <br />coverage <br /> <br />(4) Building dimensional standards, including: building footprints, yard setbacks, <br />proposed heights, and lot coverage <br /> <br />(5) Pedestrian and vehicular circulation systems <br /> <br />3 <br />
