<br />3. Additional Regulations and Controls <br />a. General Provisions <br /> <br />These regulations and controls are guidelines covering land use and <br /> <br />building regulations and are designed to provide guidelines for the physical development of the <br /> <br />Project Area within which the Redevelopers and their designers are encouraged to exercise <br /> <br /> <br />maximum ingenuity and freedom of design consistent with the objectives of this Plan. <br /> <br /> <br />(1) All open areas, public and private, including parking areas, shall be <br /> <br /> <br />appropriately landscaped. A landscape plan shall be submitted to the Authority for review and <br /> <br />approval in connection with submission of detailed plans and specifications. <br /> <br />(2) The Authority specifically reserves the right to review and approve <br /> <br />Redevelopers' detailed plans and specifications with respect to their conformance with the <br /> <br />provisions of this Plan. Such controls shall not relieve redevelopers of their responsibility to <br />comply with all ordinances, applicable statutes, rules and regulations adopted by the City or <br />other duly constituted authority. <br />b. Specific Provisions <br />(1) Permitted Uses <br />Permitted uses shall be those uses provided under this Plan and <br />consonant with those uses defined under applicable ordinances of the City. <br /> <br /> <br />(2) Building Location and Lot Coverage <br /> <br /> <br />As defined under applicable ordinances of the City. <br /> <br /> <br />(3) Height Requirements <br /> <br /> <br />As dcfined under applicable ordinances of the City. <br />(4) Building Requirements <br /> <br />Building requircmcnts shall be those required by applicable <br /> <br />ordinances of the City. <br /> <br />6 <br />
