(f) Changes to the Approved Plan <br /> <br /> Any major changes to the TND Conceptual Master Plan, where the change is not <br />clearly in keeping with the concept of the Plan as approved by City Council, shall require <br />an amendment to the TND Overlay District. Such amendmems shall be approved only in <br />the manner of approval of the original TND Overlay District. Where proposed changes <br />are in keeping with the concept of the Plan approved by City Council, the Director of <br />Planning may approve such changes. Major changes, which would require City Council <br />approval, include, but are not limited to, major increases in the number of units or <br />density, significant alteration to the design elements of the Masmr Plan or significant <br />deviations of architectural styles and shifts of land use. <br /> <br />(g) Expiration of multi-family approval <br /> <br /> Multi-family residential development identified in the TND application process <br />and approved through the group housing use permit process must be constructed within <br />ten years of approval of the group housing use permit by the City Council. However, the <br />developer may petition the Planning Commission for a five-year extension of the <br />expiration deadline. Such petition shall be filed no later than 90 days after expiration of <br />the original group housing use permit. The Planning Commission shall grant such <br />extension if it finds that the developer has moved with dispatch to execute the approved <br />project. <br /> <br /> 3.
