a. List of project specific land uses. <br /> b. Proposed design dimensions including mimmmn yard setbacks. <br /> building coverage, minimum lot sizes and/or minimum lot area <br /> per unit, minimum lot widths, minimum floor area per unit. and <br /> maximum building heights. <br /> c. Architectural standards, materials, and other guidelines by <br /> architectural (product) type. <br /> d. Street design standards - required if proposing to vary from the <br /> City Subdivision Ordinance standards and/or for incorporating <br /> alley design. <br /> <br /> 5. The Maintenance Plan. The maintenance plan shall include details for the long- <br /> term maintenance of common areas, including landscaping and streetscaping, <br /> open space, and other facilities not maintained by the City of Portsmouth. <br /> <br />(d) General Design Standards <br /> <br /> In order ro create the vibrant, interactive, and socially diverse neighborhoods <br />envisioned by the TND Overlay District, the following General Design Standards shall <br />apply: <br /> <br /> 1. Lots and Buildings <br /> <br /> a. Neighborhoods should include a mix of housing types and land uses to <br /> accommodate a variety of lifestyles and income levels within a well- <br /> designed system of public, private, and commemial areas. <br /> b. A minimum of 40% of all dwelling units shall be single family <br /> detached. <br /> c. All buildings, except accessory structures, shall have their main <br /> entrance opening onto a street or square. Minimal front setbacks are <br /> encouraged to create a socially interactive, pedestrian-friendly <br /> environmental along streets and sidewalks. <br /> d. Expanses of blank walls without windows, doors, or other architectural <br /> elements along street rights-of-way should be avoided to the greatest <br /> extent possible. <br /> e. Stoops, open colonnades, balconies, and open porches may encroach <br /> up to eight feet into the front setbacks, as established in the Design <br /> Guidelines. In no instance shall encroachments extend within five feet <br /> of the right-of-way line. <br /> f. Lots designated as squares, parks, or other amenities shall have at least <br /> 75% of their perimeter abutting street rights-of-way. <br /> <br /> <br />
