zoning district shall be permitted in the TND Overlay District subject to all <br /> underlying district zoning requirements unless such requirements are specifically <br /> modified or exempted by the TND Overlay District described in subsection (e) <br /> below. In addition, all uses permitted in a Commercial C-1 zoning district shall <br /> be allowed in those areas designed for commemial or mixed-uses on the TND <br /> Conceptual Master Plan subject to all Commercial C-1 district requirements <br /> unless specifically modified or exempted by the TND Overlay District, except for <br /> the following uses: <br /> <br /> a. Convenience stores with gas pump <br /> b. Gasoline service stations <br /> c. Fuel oil dealer <br /> d. Fuel oil storage <br /> e. Coin operated laundries and dry cleaners <br /> f. Funeral homes and crematones <br /> g. Automobile parking (commercial) <br /> <br /> 3. Live-work units shall be permitted in all areas designed for commercial or <br /> mixed uses on the TND Conceptual Master Plan. A live-work unit shall be <br /> defined as a unit or building type designed to accommodate non-residential uses <br /> in addition to, or combined with, living quarters. Typical live-work units include, <br /> but are not limited to, lofts, accessory units, or ground floor commercial uses with <br /> residential spaces above. <br /> <br /> (c) Application Elements <br /> <br /> An Application for the establishment of a TND Overlay Districl shall be <br />processed in accordance with the reqmrements and procedures detailed in Article VII of <br />this Chapter. In addition, every application for TND Overlay District designation shall <br />include the following: <br /> <br /> I. TND Conceptual Master Plan. The TND Master Plan shall include, at a <br /> minimum, proposed specific land uses, land area calculations, proposed total <br /> number of dwelling units by type, net density calculations, street and other <br /> transportation/circulation design elements, connections to adjacent land uses, <br /> civic, open space, and recreation areas including designated greens and squares, <br /> stormwater management areas, and location of protected environmental features. <br /> <br /> 2. Conceptual Landscaping Plan. The landscaping plan shall including <br /> proposed streetscaping. Appropriate signage, street art, or public monuments <br /> shall be incorporated into the design at major neighborhood gateways. <br /> <br /> 3. Traffic Impact Analysis. The traffic impact analysis shall be prepared in <br /> accordance with Section 40-172.2 of this Chapter. <br /> <br /> 4. Design Guidelines. The design guidelines shall include the following: <br /> <br /> <br />
