thoroughfare widths and locations~ Prior to action, the prop- <br />erty proposed for subdivision shall be viewed in the field by <br />the Planning Commission or its authorized representative,. <br />Following review of the preliminary plat layout and discussion <br />with the subdivider or his authorized agent~ the Planning <br />Commission shall within forty-five days communicate in writing <br />with the subdivider, stating specific changes that are required <br />in the preliminary plat Iayout~ If for any reason the preliminary <br />subdivision plat is disapproved, the reasons for such disapproval <br />shall be given in writing° The Director of Public Works shall <br />advise the subdivider as co the character and extent of construc- <br />tion and improvement of laud lying within the corporate limits <br />of the City or the amount of performance bond which will be <br />required as a prerequisite to approval of the subdivision Flat, <br />Preliminary plat approval shall confer upon the subdivider the <br />following rights for a one-year period from the date of preliminary <br />approval: <br /> <br />Ca) <br /> <br />That the general terms and conditions upon <br />which the preliminary subdivision plat approval <br />was granted will not be changed~ and <br /> <br />That the said subdivider may submit on or before <br />the expiration date the whole or part of said <br />plat for final approval~ <br /> <br />FINAL PLAT APPROVAL: The subdivider shall within one year after <br />official action by the City Planning Commission ~n respect to a <br />pr~!iminary subdivision p!at~ apply in writing for approval of <br />the final subdivision plat and submit five copies thereof: and <br />he shall submit a fe~ with the application as required by Section <br />I0 of this ordinance. The final subdivision plat shall b~ submitted <br />in accordmnce with Section 5 of this ordinance° Approval of ~he <br />final subdivision plat shall De evidenced within fifteen days on <br />the face thereof by s~gnature of the Planning Director. The sub- <br />divider may file for final approval of a portion of the approved <br />preliminary subdivision plat which he proposes to record. ~y <br />substantial change in the proposed final subdivision plat from the <br />approved preliminary subdivision plat shall constitute grounds <br />for referral of the plat by the Planning Director to the City <br />Planning Commission at its next regular m~et~ng. At each regular <br />Commission meeting~ the Planning Director shall report on the <br />approval of final plats. It shall be a violation of this ordinance <br />for anyone to alter a final subdivision plat after the Planning <br />Director has affixed his signature thereto without his permission <br />in writ~ng~ and a plat so altered without written permission shall <br />becom~ null and void. <br /> <br />CITY IMPROVES~NT REQUIREMENTS: The approval of the final plat <br />shall not become finally effective until the subdivider has made <br /> <br /> <br />
