or provided for improvements required pursuant to Sec%ion 7 of this ordinance to the satisfaction of the Director of Public Works. MINOR SUBDIVISIONS: 1. The Planning Director may certify a subdivision or resub- division plat as a "minor subdivision" if he fiBds that: The proposal is to ;divide a parcel of land into not more than 5 lots fronting upon an existing street and not involving a new street or the extension of any existing street, street facili- ties, or utilities; The proposal meets all requirements with respect to lot sizes and area of the Zoning Ordinance and of this ordinance, and that the said proposal will not creat a violation of any of the provisions of the Zoning Ordinance. (c) The proposal will not adversely affect deveiopmenz of the remainder of the parcel or of any other ad- joining property. If ~he Planning Director finds that the proposed subdivision or resubdivision meets all requirements set forth above and elsewhere in this ordinance, he shall certify the proposed plat as a "minor subdivision" and by affixing a notation to that e~fect and his signature thereto, grant final subdivision approval. At each regular Planning Commission meeting, the Planning Director shall make a written report on all minor subdivisions so classified, certified, and approved for filing. RECORDATION: Unless the subdivider shall have an approved-signed final subdivision plat recorded in the office of the Clerk of the Court in which deeds conveying land are recorded within ten days after the Planning Director has affixed his signature thereto, said final plat approval shall becom~ null and void. The sub- divider or his agent shall in writing inform the Planning Director of the date on which said final subdivision plat was filed and note the recordation book and page number.
