3. During the term provided in Paragraph t, the Lessor shall, <br />during each event requiring the same, operate and maintain the electric <br />lighting system presently provided at the demised premises. <br /> <br /> 4. Lessor agrees to provide all electricity and water as may be <br />reasonably necessary for ,Lessee's use of ~ne demised premises. <br /> <br /> 5. In addition to the use of the entire facilities during the <br />term specified in Paragraph l, the Lessee shall have the right to the <br />exclusive use aud occupancy of the general manager's office. <br /> <br /> 6. The LessEe agrees that it will protect and save the Lessor <br />harmless frcm any liability by reason of personal injury to any person <br />or persons, or property damage to the property of any person or persons, <br />on the said pr~mises durir~ the te~n hereof, whic~ m~y arise as a result <br />of the use or occupancy of said premises by tbs Lessee; and the Lessee <br />further agrees to obtain and maintain at its sole expense the following <br />amounts of insurance: <br /> <br /> (a) Bodily Injury Liability Insurauce in an amount not less than <br />$100,000.00 for injuries, Including wrongful death, to ar4v one person, <br />and subject to 'the same limit for each person in an amount not less than <br />$1,ooo,ooo.9o on account of one accident; and <br /> <br /> (b) Property D~m~uge Insurance in an ~uount not less than <br />$5,000.00. <br /> <br /> Each policy of insurance provided hereunder shall n~e the Lessor <br />as an additional named insured with waiver of governmental immunity° <br /> <br /> 7. Lessor agrees to provide necessary police for traffic control <br />outside the stadium and Lessee will provide at its expense police pro- <br />tection except in cases of emergency, wit ~hin the stadium..~-.. <br /> <br /> 8. During the term of this lease the Lessee shall not aasign <br />this lease nor sublet the premises without first obt~in~g~:the-~itten <br />consent of the Lessor. In event any such assigr~ment or subleasing is <br />authorized by the Lessor~ such assignee or sublessee shall be bound by <br />all the terms and conditions of this agreement~ and by such other terms <br />and conditions as may be expressed in the consent to assign or sublet. <br /> <br /> 9: The Lessee agrees that it will collect and pay over to the <br />Lessor such amusement taxes as are levied by ordinance. If at ar~ ti~ <br />the existing amusement tax is reduced, repealed or otherwise becomes <br />non-operativ~,.i, as to admissions to any event promoted by Lessee, the <br />pazti~s hereto sb~]~ negotiate an additional rental to be paid hereunto, <br />not to exce~ the amusement tax presently applicable, ~n~ in the event <br /> <br />-2- <br /> <br /> <br />
