(g) 'The preparation and recording of subdivision <br /> plats shall be done in accordance with "The Virginia Land Sub- <br /> division Act~ as now or hereafter in effect. <br /> <br /> Article II. Procedure. ~ <br /> <br />' Sec~ 32-4. Pre-a~plication Studies. <br /> <br /> Prior to filing a preliminary plat, subdividers are <br />invited to discuss their ideas and development problemg with <br />the planning director aud/or planning connnission, provided any <br />sketches or Questions to be placed before the commission are <br />received not less than eight days prior to a regular monthly <br />meeting. <br /> <br />Sec. 32-5. Application for preliminary plat approval. <br /> <br /> Whenever any subdivision or re-subdivision of land <br />is proposed, the subdivider shall apply in writing to the plan- <br />ning commission and submit a preliminary plat in accordance with <br />section ~'2-10 of this chapter. To receive consideration at the <br />next meeting of the planning commission, the application and <br />preliminary plat shall be filed not less than eights days prior <br />to such meeting. <br /> <br />S~c. 32-6. Planning commission action on preliminary plats. <br /> <br /> The planning commission shall give careful Study_to <br />the prel~iminary plat, taking into consideration the requirements <br />of the community and the best use of the land to be subdivided, <br />together with its prospective character, whether residential, <br />con~mercial, or industrial. Attention shall be given to street <br />widths, arrangement, and circulation; surface drainage and san- <br />itation; lot sizes and arrangement; and to such neighborhood <br />and co~unity requirements as those of parks, school and play- <br />ground sites; and main ~horoughfare widths and loca~ions~ Prior <br />to action, the property proposed for subdivision shall be viewed <br />in the field by the planning commission or its authorized repre- <br />sentative. Following review of the preliminary plat layout and <br />discussion with the subdivider or his authorized agent, the <br />planning co~mission shatl within forty-five days cormmunicate in <br />writing with the subdivider, stating specific changes that are <br />required in the preli~inary plat layout. Zf for any reason the <br />preliminary subdivision plat is disapproved, the reasons for <br />such disapproval shall be given in writing. Th? city engineer <br />shall advise the subdiv~_der as to the character and extent of <br />any improvements that will be~ required and the a~mount of bond <br /> <br /> <br />
