Prior to action, the property proposed for subdivision shall <br />be viewed in the field by the Planning Commission or its <br />authorzzed representative. Following review of the preliminary <br />plat layout and discussion with the subdivider-or his author- <br />ized agentt the Planning Commission shall, within sixty (60) <br />days, co~%~.unicate in writing with the subdivider, stating <br />specific changes that are required in the preliminary plat <br />layout. If, for any reason, the preliminary subdivision plat <br />is disapproved, the reasons for such disapproval shall be <br />given in writing. <br /> <br /> P~e!iminary plat approval shall confer upon the sub- <br />divider the following rights for'a one-year period from the <br />date of preliminary approval: <br /> <br /> (a) That the general terms and conditions upon which <br />the preliminary subdivision plat approval was granted will not <br />be changed; and <br /> <br /> (b) That the said subdivider may submit on or before <br />the expiration date the whole or part of said plat for final <br />approval. <br /> <br />Section 32-7. Submission and approval of engineering develop- <br /> men~t plans. <br /> <br /> Prior t6 application for final plat approval, the sub- <br />divider shall submit to the City Engineer and/or Director of <br />Public Utilities and secure approval of engineering develop- <br />~ment plans for those physical improvements set forth in <br />Sections 32-21 and 32-22 (a). Such plans shall be prepared <br />by a certified professional engineer or land surveyor and <br />shall be complete showing all essential details of the con- <br />struction of the improvements. <br /> <br /> The city engineer and/or the director of public utilities <br />shall examine such pl~ns and determine whether they meet the <br />requirements of gte ZoningOrdinance and this chapter and <br />whether they are in accord with sound engineering principles. <br />The subdivider shall then be advised of their approval, dis- <br />approval or any changes that might be necessary to merit approval. <br /> <br /> Approval of the development plans ~by the city engineer or <br />the director of public utilities does not constitute a guarantee <br />of approval of the final plat. <br /> <br />~Section 32-8.
