· (e) Every such plat shall contain a statement to the <br />effect that the subdivision, as it appears in the plat, is <br />with the free consent and in accordance with the desire of <br />the owners, proprietors~ and trustees~ if any. The state- <br />ment shall be signed by the o%Tners, proprietors and trustees, <br />if any, and shall be duly acknowledged before some officer <br />authorized to take acknowledqment of deeds. <br /> <br /> (f) No reservation of any fee in any public street <br />or other land to be dedicated for public use shall be made <br />by the subdivider, and a statement to this effect shall appear <br />on the face of the plat. <br /> <br /> (g) The preparation and recording of subdivision plats <br /> shall be done in accordance with the applicable provisions of <br />~the Code of Virginia, 1950, as now or hereafter in effect. <br /> <br />Ar~icle'iI. P~rocedure. <br /> <br />Section 32-4. Preappiicat~on studies. <br /> <br /> Prior to the formal submission of a preliminary plat, <br />the subdivider shall submit the plat and any 'other plans, <br />s~etches and ideas to the director or his authorized represent- <br />ative for informal review and discussion. Such a submission <br />for preapptica~ion review shall be made by the developer no <br />later than twenty-one (21) days prior to the Planning Commission <br />meeting at which preliminary plat approval will be requested. <br /> <br />Section 32-5. Application for preliminary platapprovat. <br /> <br /> After preapplication review as required by Section 32-4 <br />has been completed, the subdivider shall apply in writing to <br />the Planning Co~mission and submit a preliminary plat in accord- <br />ance with Section 32~tl of this chapter. To receive consider- <br />ation at the next meeting of the Planning Commission, the appli- <br />cation and preli~inary plat shall be filed not less than fourteen <br />(14~ days prior to such meeting. <br /> <br />Section 32-6. Planning Commission action on preliminary plats. <br /> <br /> The Planning Commission shall give careful study to the <br /> preliminary plat, taking into considerationthe requirements <br /> of the community and the best use of the land to be subdivided, <br /> together with its prospective character, whether residential, <br />.commercial, Dr industrial. Attention shall be given to street <br /> widths, arrangement, and circulation; surface ~rainage and <br /> sanitation~ lot sizes and arrangement and to such neiqhborhood <br /> and co~unity requirements as those of parks, school and play- <br /> groun~ sites~ and main thoroughfare widths and locations. <br /> <br />-4- <br /> <br /> <br />
