(5) The total ground area covered Dy any newly <br />constructed building shall not excead seventy (70) percent <br />of the lot or parcel area. Ho addition to an existing build- <br />ing~ no accessory building or structure may be erected when <br />such construction will increase total ground coverage by all <br />buildings so as to exceed fifty-five (55) percent of the lot <br />area or will increase a total ground coverage percentage which <br />presently exceeds fifty-five (55) percent. <br /> <br /> (6) Setbacks of a newly constructed building <br />from property li~es of a specific lot or parcel shall be in <br />accordance with the following schedule: <br /> <br /> Front yard: None, except when one or more abutting <br />properties have front yards, a setback shall be required <br />equal to the average setback of abutting properties. <br /> <br /> Side yard: Lot width of twenty-five (25) <br />(30) feet Three (3) feet per side yard. Ail other <br />having a width of more than thirty (30) front feet <br />than five (5) feet per side yard. <br /> <br />to thirty <br />lots <br />not less <br /> <br />Rear yard: Not less than twenty (20) feet in depth. <br /> <br /> (7) Maximum allowable floor area for newly <br />constructed buildings shall not exceed 2 square feet of <br />floor area for each s~uare foot of land area comprising, the <br />lot or parcel. No addition to an existing building, no <br />accessory building or structure may be erected when such <br />construction will increase the floor area to land area ratio <br />so as to exceed the above-stated maximum or will increase a <br />ratio which presently exceeds the above-styled maximum. <br /> <br /> (8) No addition to an existing.building, no <br />accessory building or structure may be erected in any required <br />front or side yard. No addition may be erected in any requi~ed <br />rear yard. No accessory building or structure may be erected <br />within three (3) feet of any lot line. <br /> <br /> (d) The following regulations shall apply throuqh~ <br />out the Historic District. <br /> <br /> (1) Ail private areas not covered with building <br />or surface treatment shall be landscaped with planting, gra~s, <br />pedestrian wa~<s or ~similar features, in character with the <br />aesthetic objectives for the area and shall be maintained in <br />reasonable condition. <br /> <br />-IO- <br /> <br /> <br />
