(9) Historic Residential Subdistricts: The <br />Secretary of the Co~ission of Arckitectural Review may in <br />any historic residential subzone dealing with "Cradock", issue <br />Certificates of Appropriateness. The Secretary's failure to <br />issue such a certificate within 30 days shall forward the <br />application to the Commission of Architectural Review. A <br />sritten report shall accompany any such non-approved application. <br />The Commission of Architectural Review may issue a Certificate <br />of Appropriateness. The Secretary shall, in ~iting, report <br />to the Commission of Architectural Review at each regular <br />meeting on any certificates issued in the Cradock Historic <br />Residential Subzone. <br /> <br /> (c) Historic limited office: The following regulations <br />shall apply to such Historic Limited Offic~ subdistricts as are <br />established except that the building regulations set forth here- <br />in shall apply only to those structures used for office or <br />combination office-residential purposes: <br /> <br /> (1) Uses shall be limited to professional officest <br />single, duplex or multi-family dwellings. A combination of such <br />residential and professional office uses shall be permitted <br />in the same building provided that the residential portion <br />occupies not less than fifty ~50) per cent of the floor area of <br />the building. <br /> <br /> (2) Nothing within this subsection (c) shall be <br />construed as limiting, regulating or preventing the restoration, <br />rehabilitation, alteration or repair of buildings existing on <br />October 24, 1967, the date of ~he original establishment of the <br />Historic District, unless such limitation is expressly provided <br />for herein. <br /> <br /> (3) Newly constructed buildings, structures, <br />improvements or newly constructed additions to existing buildings <br />shall not exceed three (3) stories in height. <br /> <br /> (4) No,new building or addition to an existing <br />building may be erected on any lot or parcel containing less <br />than two thousand five hundred (2,500) square feet of ground <br />area. No new building intended to house an office and more <br />than one family may be erected on any lot or parcel containing <br />less than four thousand five hundred (4,500) square feet of <br />land area nor may any existing building be altered from a com- <br />bination office-single family use by increasing the number of <br />dwelling units unless there is at least four thousand five <br />hundred (4,500) square feet of land area. <br /> <br />-9- <br /> <br /> <br />
