No less than twenty <br />(20) percent of the lot or parcel area shall remain land- <br />scaped open space exclusive of required off-street parking <br />space, drying yards and refuse storage space. No addition <br />to an existing building, no accessory building or structure <br />may be erected when such constructmon will increase the <br />total ground coverage by all buildings or will reduce the <br />a~ount of landscaped open space so as to exceed or further <br />exceed the above stated maximum or minimum. <br /> <br /> (6) Setbacks of a newly constructed building <br />from property lines of a specific lot or parcel shall be in <br />accordance with the following schedule: <br /> <br /> Front yard: None, except when one or more abutting <br />properties have front yards, a setback shall be required equal <br />to the average setback of abutting properties. <br /> <br /> Side yards: Lot'width of twenty-five (25) to thirty <br />(30) front feet - three (3) feet per side yard. All other lots <br />having a width more than thirty (30) front feet - not less than <br />five (5) feet per side yard. <br /> <br />Rear yard: Not less than twenty (20) feet in depth. <br /> <br /> (7) Maximum allowable floor area for newly con- <br />structed buildings shall not exceed tw~ (2) square feet of floor <br />area for each square foot of land area comprising the lot or <br />parcel. No addition to an existing building, no accessory <br />building or structure may be erected when such construction will <br />increase the floor area to land area ratio so as to exceed the <br />above-stated maximum or will increase a ratio which presently <br />exceeds the above-stated maximum <br /> <br /> (8) No addition to an existing building and no <br />accessory building or structure may be erected in any required <br />fmont or side yard.
