port setting forth allowable floor area, the extent to %~hich <br />restrictions will be altered by a special exception and justi- <br />fication therefor. Upon considering such Planning Commission <br />recommendation, the City Council may, at a regular scheduled <br />meeting, grant a special exception, the terms of which shall <br />be specified and performance guaranteed within a specific <br />time. <br /> <br /> 2.1. Maximum Allowable LOt Coverage: The <br />maximum allowable lot coverage for all structures 10 stories <br />or more in height shall be 60 percent. The maximura allowable <br />lot coverage o~ all other structures shall be 90 percent. <br />The "maximum allowable lot coverage" shall be determined by <br />comparing the total square footage of the parcel with the <br />total square footage of the ground floor of the building. <br /> <br /> 2.2. Upon application, a special exception <br />to the requirements specified in paragraph 2.1 of subsection <br />(a) may be granted pursuant to the procedure outlined in <br />paragraph 1.2 of subsection (a) . <br /> <br /> 3. There shall be no minimum required building <br />setback lines or height limitations except as determined by <br />the application of floor area ratios and lot coverage re- <br />quirements stipulated in Paragraphs A and B above. <br /> <br />4. Off-Street Automobile Parking: <br /> <br />Use of Building~ <br /> <br />Min'imum No. Of Park'in~ Spa~es <br /> <br />Multi-family Residential 1.25 spaces for each dwelling unit. <br /> <br />Hotels, motels <br /> <br />1 space for each of first 20 sleeping <br />rooms, plus 1 space for each 4 rooms <br />over 20. <br /> <br />Office or Professional <br />Buildings <br /> <br />On site parking in the ratio of t <br />space for each 200 sq. feet of office <br />space with a minimum of 5 spaces or <br />parking in a public parking facility <br />within 750 feet of the site containing <br />spaces in the same ratio. <br /> <br />General Retail Business, <br />Co~uuuercial, and Personal <br />Service Establishments <br /> <br />On-site parking in the ratio of <br />at least 2.5 spaces per 1,OOO sq. <br />feet of usable floor space, ex- <br />clusive of storage or stock area <br />or parking in a public parking <br />facility within 750 feet of the <br /> <br /> <br />
