(c) (d) (4) Or otherwise mounted so that the backs of all signs or sign structures showing to public view shall be painted and maintained a neutral color or a color that blends with surrounding environment. Ail signs within the Downto~n D-1 District shall be maintained by the owner, the operator of business such as the store manager and the tenants or lessee in good repair, free of cracks or peeling of paints or missing of alphabet or such other defects including~ but not limited to, the fading of paint and deterioration of background surface of such signs° The following non-flashing, indirectly illuminated signs are permitted under the conditions specified. Indirect lighting shall be by reflector method, placed back of building line, and so erected that the light source is not visible from outside the premises. (1) Retail Business Signs: Area. The gross area in square feet of all on a zoning lot shall not exceed the lineal feet of frontage of such zoning lot. ~ere more than two signs are provided, each add- itional sign erected shall reduce the total allowable area by twenty percent. b. Projection. No such sign shall project more than eighteen inches into the public way. Co Height. No sign shall project higher than one story or fifteen feet above the curb level, whichever is lowerr except the signs mounted flat against a building or wall. (2) Professional Offices or Studio Signs: Area and Number. There shall be not more than one sign per lot; except, that on a corner lot, two signs, one facing each street, shall be permitted. No sign shall exceed two square feet in area nor be closer than five feet to any other zoning lot. b. Projection. No sign shall project beyond the property line into the public way. Height. No sign shall project higher than one story or fifteen feet above the curb level, which- ever is lower.
