(1.1} <br /> <br />Maximum allowable floor area. The <br />total usable net flooz area of all <br />structures ten (10) or more stories <br />in height shall not exceed ten (10) <br />times the plot area. The total usable <br />net floor area for all other structures <br />shall not exceed seven (7) times the <br />plot area. The "total usable net floor <br />area; shall be determined bv deducting from <br />the gross floor area of a building the <br />area within or under such building de- <br />voted to the parking of automotive <br />vehicles and access %hereto, and also <br />exclusive of the floor area within <br />malls, arcades and the like passing <br />through buildings and providing general <br />~edes~rian access to other properties on <br />the same or other plots and intended to <br />meet requirements incidental to uses <br />permitted by this cha~ter. <br /> <br />(1.2) <br /> <br />However, upon application, the city planning <br />commission may, at a regular monthly meeting <br />consider recommending a special exception. <br />~he commission shall take into account the <br />relationship of such a plot to other spaces <br />and structures located in, or proposed for <br />this zoning district in arriving at its re- <br />commendation and may site comprehensive <br />plan elements relative thereto. The co~m- <br />ission shall fozm~ard to the board of zoning <br />appeals a written report setting forth <br />allowable floor area, the extent to which <br />restrictions will be altered by a special <br />exception and justification therefor. Upon <br />considering such planning commission re- <br />commendation, the board of zoning appeals <br />may, at a regular scheduled meeting, grant <br />a special exception, the terms of which <br />shall be specified and perfo~mance guaranteed <br />within a specific time. This section sets <br />forth no limitations whatsoever on the re- <br />gulations and procedure for such appeals <br />as set forth in Article X of this chapter. <br /> <br />Maximum allowable lot coverage. The maxim~m <br />allowable lot coverage for all structures ten <br />(10) stories or more mn height shall be sixty <br />(60) oercent. The maximum allowable lot <br />coverage of all other structures shall be <br />(90) percent. The "maximm~ allowable lot <br />coverage" shall be determined by comparing <br />the total square footage of the parcel with <br />the total square footage of the ground floor <br />of the building. <br /> <br /> <br />
