(5) The total ground area covered by any newly constructed <br />building shall not exceed seventy (70) per cent of the lot or <br />parcel area. No less than twenty (20) per cent of the lot or <br />parcel area shall remain landscaped open space exclusive of <br />required off-street parking space, drying yards and refuse <br />storage space. No addition to an existing building, no accessory <br />building or structure may be erected when such construction <br />will increase the total ground coverage bv all buildings or <br />will reduce the amount of landscaped open space so as to <br />exceed or further exceed the above stated maximum or minim-0~n. <br /> <br /> (6) Setbacks of a newly constructed building from <br />property lines of a specific lot or parcel shall be in <br />accordance with the following schedule: <br /> <br /> Front Yard: NoneF except when one or or mQre abutting <br />properties have front yards, a setback shall be required <br />equal to the average setback of abutting properties. <br /> <br /> Side Yards: Lot width of twenty-five (25) to thirty <br />(30) front feet three (3) feet per side yard. All other <br />lots having a width more than thirty ('30) front feet - not <br />less than five (5) feet per side yardi <br /> <br />Rear Yard: Not less than twenty (20) feet in depth. <br /> <br /> (7) Maximum allowable floor area for newly constructed <br />buildings shall not exceed two (2) square feet of floor area <br />for each square foot of land area comprising the lot or parcel. <br />No addition to an existing building, no accessory building or <br />structure may be erected when such construction will increase <br />the floor area to land area ratio so as to exceed the above- <br />stated maxlm~ or will increase a ratio which presently exceeds <br />the above-stated maximum. <br /> <br /> (8) No addition to an existing building and no accessory <br />building or structure may be erected in any required front or <br />side yard. No addition may be erected in any required rear <br />yard. No accessory building or structure may be erected <br />within three (3) feet of any lot line. <br /> <br /> (9) Historic Residential Sub~istricts Cradock, Truxtun <br />and Port Norfolk: The Secretary of the Commission of Architectural <br />Review may in any Historic Residential Subzone dealing with <br />"Cradock", "Truxtun" and "Port Norfolk", issue in accord with <br />the provisions of this Chapter certain certificates of appro- <br />priateness. The Secretary's failure to issue such certificate <br />within thirty (30) days shall fo~ard the application to the <br />Cor~nission of Architectural Review. A written reoort shall <br />accompany any such application. The Connnission of Architectural <br />Review may issue a certificate of appropriateness. The Secretary <br /> <br /> <br />
