Incidental warehousing and distribution within fully enclosed <br /> areas and structures as accessory to principal use. <br /> <br />Motion picture and broadcasting facilities. <br /> <br />Office buildings; governmental and private, <br /> fessional offices. <br /> <br />including pro- <br /> <br />Office services. <br /> <br />Research laboratories, except those involving environmsntally <br /> hazardous or explosive materials. <br /> <br />(c) Dimensional requirements. <br /> <br />(i) Minimum required front yard: Fifty (50) feet. <br /> <br />(ii) Minimum required rear yard: Twenty-five (25) <br /> feet. <br /> <br />(iii) Minimum required side yard: Fifteen (15) feet. <br /> <br />(iv) Maximum height: Seventy-five (75) feet. <br /> <br />(v) Maximum plot coverage: In no case shall any <br /> building/structure cover more than one-half the <br /> plot area. <br /> <br />(d) Off-street parking. <br /> <br />Space for this function shall be provided as specified <br />in Section 40-45. <br /> <br />(e) Landscaping. <br /> <br />Ail open area not used for buildings, storage, park- <br />lng, access roads, and loading areas shall be suitably <br />maintained with grass or other suitable ground cover, <br />and further landscaped with tress and shrubs so as to <br />provide a park-like setting. <br /> <br />(f) <br /> <br />Additional requirements. <br /> <br />(i) <br /> <br />Prior to issuance of building permits, a Site <br />Master Plan must be submitted for review and <br />approval by the Department of Planning, Engineer- <br />ing and Inspections with input from the appro- <br />priate City departments and agencies. <br /> <br /> <br />
