(2) Nothing within this subsection (B) shall be construed <br />as limiting, regulating or preventing the restoration, re- <br />habilitation, alteration or repair of buildings existing on <br />October 24, 1967, the date of the original establishment of <br />the Historic District, unless such limitation is expressly <br />provided for herein. <br /> (3) Ne%~ly constructed buildings, structures and improvements <br />or newly constructed additions to existing buildings shall <br />not exceed three (3) stories in height. <br /> <br /> (4) New buildings, additions to existing buildings or <br />existing buildings to be remodeled to increase the number of <br />dwelling units therein may be erected or so remodeled only on <br />lots om parcels which conform to the following schedule: <br /> <br />Building Type <br />S±ng!e-f~ily . ....................... 2,000 <br /> <br /> 2,500 <br />Duplex ............................... <br /> <br />Three (3) or more dwelling units ..... 4,500 <br /> <br />Minimu~ Lot <br />Size ±n <br />Square Feet <br /> <br /> (5) The total ground area covered by any newly constructed <br />building shall not exceed seventy (70) percent of the lot or <br />parcel area. No less than twenty (20) percent of the lot or <br />parcel area shall remain landscaped open space exclusive <br />of required off-street parking space, drying yards and refuse <br />storage space. No addition to an existing building, no <br />accessory building or structure may be erected %~hen such <br />construction will increase the total ground coverage by all <br />buildings or will reduce the a~ount of landscaped open space <br />so as to exceed or further exceed the above stated maximum <br />or minimum. <br /> <br /> C6) Setbacks of a newly constructed building from property <br /> lines of a specific lot or parcel shall be in accordance with <br /> the following schedule: <br /> <br /> Front yard: None, except when one or more abutting prop- <br /> erties have front yards, a setback shall be required equal to <br /> the average setback of abutting properties. <br /> Side yards: Lot width of twenty-five (25) to thirty (30) <br /> front feet; three ~3) feet per side yard. All other lots having <br /> a width more than thirty (30) front feet, not less than five (5) <br /> feet per side yard. <br /> <br /> Rear yard: Not less than twenty (20) feet in depth. <br /> <br /> <br />
