1. A standard site improvement plan must be <br />submitted to the Department of Engineering and Technical <br />Services for review and approval and specify that internal <br />drainage and utility easements are to be private rather <br />than public easements and that existing vegetation be <br />preserved wherever practical. <br /> <br /> 2. The proposed decorative fence along the southern <br />boundary be extended along the western boundary to screen <br />out adjacent commercial activity. <br /> <br /> 3. Development of the recreational areas as shown on <br />the plans must be included during the initial construction <br />phase. <br /> <br /> 4. The landscape plan must be modified to specify <br />that the evergreen tree screen be planted with Japanese <br />Black Pine, White Pine or Slash Pine, and such modified <br />landscaping plan to be submitted to the Department of <br />Planning for review and apD~oval. <br /> <br /> Adopted by the Council of the City of Portsmouth, <br />Virginia, at a meeting held February 25, 1986. <br /> <br />Teste: <br /> <br />City Clerk <br /> <br /> <br />
