2. A landscape plan must be submitted for review and <br />approval by the Planning staff prior to the issuance of any <br />building permits. The landscape plan should also contain <br />any recreational amenities that are to be provided. <br /> <br /> 3. Street closure application S~87-13 submitted for <br />the closure of Paul Jones Avenue and two (2) ten (10) foot <br />wide alleys must be approved by City Council provided that <br />the ten (10) foot alley~located adjacent to the <br />single-family residences facing Craford Place not be closed <br />and that the developer construct a twenty-two foot <br />(22') driveway running in an easterly direction from <br />Washington Street, a distance of 230'+. An ingress/egress <br />easement shall be provided along the ~ull length of the <br />d~iveway to provide access to the property along the <br />southern boundary of the driveway, and the developer shall <br />maintain the driveway as a public alley. The developer shall <br />also agree to provide a buffer between the driveway and the <br />private residences to the south which face Craford Place. A <br />plan for the buffer which allows for access into the rear of <br />the properties shall be considered as part of the landscape <br />plan. <br /> <br /> 4. The ten (10) foot wide alley running in a <br />north-south direction between the driveway and Craford Place <br />shall be improved by the developer to serve anticiDated <br />vehicle use and shall be maintained by the developer as a <br />public alley.
