(b) <br /> <br />(c) <br /> <br />industrial or commercial uses be located wholly or partially within a <br />residential zoning district; <br /> <br />RESIDENTIAL DISTRICTS. Required off-street parking shall be located on <br />the same zone lot as the principal use or building, except that parking <br />spaces required for any piace of worship may be located on a separate parcel <br />within five hundred (500) feet of the principal use as measured along the <br />lines of public access between the entry portal of the principal use and the <br />off-street parking site; and that any use permit may incorporate land not <br />contiguous with the principal use when included on a site plan referenced <br />in a city council resolution granting such permit; <br /> <br />HISTORIC DISTRICTS. The off-street parking requirements of Section 40- <br />52.4 shall apply in the Historical Districts. <br /> <br />Sec. 40-45.4. Encumbrance of off-site parking. <br /> <br /> Where provision of off-street parking for a building or other use established <br />subsequent to the adoption ef this chapter involves one or more parcels or tracts of <br />land that are not a part of the plot on which the principal use is situated, the <br />applicant for a permit for the principal use shall submit with his application for a <br />building permit an instrument, in form approved by the city attorney, duly executed <br />and acknowledged, which subjects said parcels or tracts of land to parking uses in <br />connection with the principal use for which it is made available. The applicant shall <br />deposit the necessary recordation fees and, upon the issuance of a building permit, <br />the director of environmental services shall cause said instrument to be recorded in <br />the office of the clerk of the Circuit Court of the City of Portsmouth. <br /> <br />See. 40-45.5. parking area design. <br /> <br /> All parking areas shall be designed and constructed in accordance with the <br />standards of Article VI. <br /> <br />Sec. 40-45.6. Restx~ictions on parking of eomr~ercial vehicles and parking of mobile <br />construction equipment. <br /> <br /> The parking of a commercial vehicle as defined in Section 40-22 and the parking <br />or storage of mobile construction equipment as defined in Section 40-22 is prohibited <br />in any residential district, or subdistrict and in Office Residential OR-75-District, <br />except that one (1) commercial vehicle used by a resident of the premises may be <br />parked on any lot on which there is located a main building provided that such <br />vehicle is parked in an enclosed garage, accessory building, carport or an improved <br />driveway. This prohibition shall not be interpreted to prohibit commercial vehicles <br />from loading and unloading in any residential district nor so prohibit mobile <br />construction equipment from being parked or stored while same is actually engaged <br />in the provision of services at the location where parked or stored. The parking of <br />school buses shall be permitted on school property. <br /> <br />63 <br /> <br /> <br />
