40 Specific requiremen~ to be determined by planning <br /> commission after review of site plan <br /> <br />Sec. 40-45.1. Reduction of pal, kin~ for elderly housing. <br /> The city council may authorize a reduction in the number of off-street parking <br />spaces required for multi-family dwellings when such housing is designed <br />exclusively as housing for the elderly as defined in Section 40-22. A reduction in <br />the number of spaces required shall be subject to the following conditions: <br /> <br /> (a) No such reduction shall be authorized except upon assurance satisfactory <br /> tc the city council that such housing will be used by families in which the <br /> head of household is sixty-two (62) years of age or older; <br /> <br /> (b) No such reduction shall be authorized if more than ten (10) percent of the <br /> total housing units in a given project is occupied by persons without regard <br /> to age; <br /> <br /> (c) No such reduction shall be authorized exeep~ upon a finding by the city <br /> council that in view of the location of such housing, the economic status of <br /> the anticipated occupants and other pertinent considerations, reductions in <br /> the required number of off-street parking spaces will leave adequate <br /> off-street parking for occupants and visitors. In no event shali <br /> requirements for such off-street parking be reduced to less than one space <br /> for each two (2) dwellings; <br /> <br /> (d) After such reduc*.ion of parking requirements shall have been authorized, <br /> the premises shall not be used other than for housing for the elderly unless <br /> and until compliance with any parking requirements applying to the new use <br /> has been made. <br /> <br />Sec. 40-45.2. ?arking and mixed uses. <br /> <br /> Required parking spaces for any number of separate uses may be combined in one <br />parking area, but the required spaces assigned to one use may not be assigned to <br />another use aU the same time, except that one-half (1! 2) of the parking required for <br />churches, theaters, assembly halls or other uses where peak attendance is at night <br />or on Sundays may be assigned ~o other commercial or public uses. <br /> <br />Sec. 40-45.3. Lo~ational requirements. <br /> <br /> In all zoning districts, where four (4) or more off-street parking spaces are <br />permitted or required, the following shall be required: <br /> <br /> (a) INDUSTRIAL AND COMMERCIAL DISTRICTS. Required off-street parking <br /> spaces shall be provided upon the premises of the principal use or within <br /> five hundred (500) feet thereof. This distance shall be measured along the <br /> lines of public access between the entry portal of the principal use and the <br /> parking facility site. Under no circumstances shall required parking for <br /> <br />62 <br /> <br /> <br />
