permitted only upon issuance of s use permit. <br />Two-family, multi-family, and attached row dwellings <br />shall be permitted only upon issuance of a use <br />permit. <br /> <br />(b) <br /> <br />HISTORIC LIMITED OFFICE. Uses shall be limited to <br />professional offices, family care residences, <br />single-family, two-family, or multi-family <br />dwellings, and accessory uses, as defined in section <br />40-22 and, in the Olde Towne Historic District, bed <br />and breakfast inns as provided for in section <br />40-52.7. A combination of such residential and <br />professional office uses shall be permitted in the <br />same building provided that the residential portion <br />occupies non less than fifty (50) percent of the <br />floor area of the building. <br /> <br />Section 40-56.1. Downtown districts; dimensional <br /> requirements. <br /> <br /> Except as otherwise specified in this section, the <br />requirements of Tables 40-44-3 and 40-44-4 contained in <br />Article III, shall apply within the downtown districts. The <br />downtown districts shall have the following additional or <br />other dimensional requirements: <br /> <br />(a) <br /> <br />The total ground area covered by any new structure <br />in residential, commercial or industrial <br />subdistricts shall not exceed seventy (70) percent <br />cf the zone lot area. No less than twenty (20) <br />percent of the zone lot area, exclusive of required <br />cff-street parking, shall consist of landscaped open <br />space. <br /> <br />(b) <br /> <br />There shall be no restri~tians oN total ground <br />coverage in the mixed use and public subdistricts, <br />except that when one or more properties abutting <br />side lot lines have front yards, a minimum setback <br />equal to the average of the front yard setback of <br />the abutting properties shall be required. <br /> <br />(c) <br /> <br />No addition to an existing building and no accessory <br />building or structure may be erected when such <br />construction would increase the total ground <br />coverage of all buildings or when such construction <br />would decrease the amount of landscaped open space <br />so as to not conform to the requirements of this <br />section. <br /> <br />(d) <br /> <br />The downtown design committee shall define setback <br />requirements so as not to violate the requirements <br />set forth in subsections (a) through (c) above. <br /> <br /> <br />
