Section 40-43.6. Same -- Street access requirements. <br /> <br /> No structure shall be erected on any lot that does not <br />abut a public street as defined in section 40-22. No building <br />or other permit shall be issued for a proposed commercial or <br />industrial use otherwise permitted by this chapter unless such <br />building or use will be located on a zone lot which abuts a <br />street that is fully improved to standards set by the <br />subdivision ordinance as in effect on the date of the permit <br />application. For the purposes of determining compliance with <br />this section, a zone lot will be considered to abut a street <br />fully improved to the standards of the subdivision ordinance <br />if that portion of the street abutting the lot and extending <br />to the center line of the street right of way complies with <br />the standards of the subdivision ordinance. <br /> <br />Section 40-44.1. Dimensional requirements. <br /> <br />(a) <br /> <br />RESIDENTIAL DISTRICTS. The maximum density, minimum <br />lot area, minimum lot width, minimum floor area, <br />minimum yards, maximum coverages and maximum <br />building heights for uses in each residential <br />district shall be determined from Tables 40-44-1 and <br />40-44-2, except that the dimensional requirements <br />for the residential portions of historic districts <br />shall be determined from section 40-52.2, and the <br />dimensional requirements for the residential <br />portions of the downtown districts shall be <br />determined from section 40-56.1. <br /> <br />(b) <br /> <br />NON-RESIDENTIAL DISTRICTS. The minimum lot size, <br />minimum lot width and frontage, minimum yard <br />setbacks, maximum coverage and maximum building <br />heights for each non-res~idential district shall be <br />determined from Tables 40-44-3 and 40-44-4, except <br />that the dimensional requirements for <br />non-residential portions of the historic districts <br />shall be determined by section 40-52.2 and the <br />dimensional requirements for non-residential <br />portions of the downtown districts shall be <br />determined from section 40-56.1. <br /> <br />Section 40-52.1. Historic district; uses. <br /> <br /> Permitted uses in the historic district shall be governed <br />according to three subdistricts, as shown on the zoning map: <br /> <br />(a) <br /> <br />HISTORIC RESIDENTIAL. Permitted uses-shall be <br />limited to detached single family dwellings, family <br />care residences for adults or children, and <br />accessory uses as defined in section 40-22.
