and intended as a unit for the purpose of transfer of ownership. <br /> <br /> LOT, FLAG. A lot, the building area or principal use area of which does not abut <br />a public street, but is connected thereto by a narrow strip of land (the "flagpole" <br />or "l~anhandle" ), which is part of the lot. <br /> <br />LOT, ZONE AREA. The total area circumscribed by the boundaries of a lot. See <br />method of computation and certain limitations in Section 40-44.5. <br /> LOT, ZONE. A parcel of land in one ownership, which is of at least sufficient size <br />to meet minimum zoning requirements for use, coverage, and area, and to provide <br />such yards and other open spaces as are required by this Cl*mpter. Such zone lot <br />may consist of: a single lot of record; a portion of a lot of record, if the existence <br />of such portion does not result from a violation of ChapTer 33 or its predecessors; <br />a combination of two or more lots of record or of complete lots and/or portions Of lots <br />of record if the existence of any s~cb portion does not result from a violation of <br />Chapter 33 or its predecessors. <br /> <br /> MOBILE CONSTRUCTION EQUIPMENT. Any vehicle or equipment not designed or <br /> used primarily for the transportation of persons or property and only incidentally <br /> operated or moved over highways or streets, including, but not limited to, ditch- <br /> digging apparatus, asphalt spreaders, cement mixers, brush chippers, wheel <br /> backhoes,~ loaders, ditchers, finishing machines, motor graders, road rollers, <br /> searifiers, scrapers, excavators, drag lines, cranes, and earth-moving equipment. <br /> <br /> MOBILE HOME. Any factory assembled vehicle with necessary service connections <br /> which is mounted or designed to be mounted on wheels and which is permanently <br /> used or intended for permanent, long-term use as a dwelling, but not including <br /> parked and unoccupied camping type trailers. Any such vehicle shall be deemed to <br /> be a mobile home whether or not the wheels have been removed therefrom and <br /> whether or not resting upon a temporary or permanent foundation. <br /> <br /> MOBILE HOME PARK. Any tract of land of at least ten (10) contiguous acres under <br /> unified ownership used for the rental of mobile home lots which will provide a <br /> satisfactory living environment for mobile home residents on a long-term occupancy <br /> basis. <br /> <br /> MOBILE HOME SUBDIVISION. Any tract of land divided into two (2) or more lots <br /> for the purpose of sale of such lots to mobile home owners to be developed and used <br /> as mobile home sites. <br /> <br /> NONCONFORMING SIGNS. Any sign which does not conform to the regulations of <br /> the related codes and ordinances of the City of Portsmouth. <br /> NONCONFORMING STRUCTURE. A legally existing building or structure which <br /> fails to comply with the dimensional regulations set forth in this code, applicable to <br /> the district in which such structure is located. <br /> <br /> NONCONFORMING USE. A legally existing use of land or building which fails to <br /> comply with theallowed or permitted uses in Article III of this chapter, either at the <br /> effective date of this chapter, or as a result of subsequent amendments to this <br /> chapter. <br /> <br /> <br />
