The plan shall include a note indicating that <br />trees will be planted in conformance with Section <br />36-52(9)(a) and (b). When a landscape plan for a site <br />has already been approved as part of a subdivision or <br />site development plan for a larger development, no new <br />landscape plan shall be required provided that the <br />development of the site shall comply with all other <br />provisions of this Article. <br /> <br />(a) The landscape plan shall provide for the planting or <br />replacement of trees on the site to the extent that, <br />after twenty (20) years, minimum tree canopy cover <br />percentages will be provided as specified in Table 36.1. <br /> <br />(b) Canopy cover calculations shall be made based upon <br />the data provided in "Trees and Shrubs for Virginia <br />Landscapes," Volume 1, 1989, by Bonnie Lee Appleton and <br />Terri Chappell for the Virginia Nurserymen's Association; <br />"Handbook of Landscape Tree Cultivars," 1989, by Willet <br />N. Wandell; and "Landscape Plants in Design," 1983, by E. <br />C. Martin, Jr. If a range of distance is provided for <br />the width of a tree, the lower end of the range shall be <br />used. In cases of conflict among the references, the <br />larger width specification shall be used. The determined <br />width shall then be divided by two to determine the <br />radius of the tree canopy. This radius shall be <br />multiplied by two-thirds to obtain the radius of the tree <br />at twenty (20) years. The area of canopy coverage of the <br />tree shall be calculated using the twenty (20) year <br />radius. If no data is provided in the references for a <br />tree proposed to be used, the canopy cover of the <br />proposed tree and the reference source used to calculate <br />that canopy cover shall be indicated on the landscape <br />plan. <br /> <br />The area of a site to be used in calculating <br />shall be the area of the zone lot as defined <br />40. <br /> <br />canopy cover <br />in Chapter <br /> <br />(a) Trees shall be selected from those listed in the <br />"Landscape Planting and Protection Manual, Portsmouth, <br />Virginia," which may be amended as necessary by the City <br />Manager or his designee.
