Sec. 40-107.1. Additional dimensional requirements. <br /> <br /> In addition to the dimensional requirements established by Section 40-44, the <br />following dimensional requirements shall apply to the development of a mobile home <br />park in the RMH zone: <br /> <br /> (a) Minimum size: !0 acres; <br /> <br /> (b) Minimum number of sites: 50. <br /> <br />Sec. 40-107.2. Required improvements. <br /> <br /> The developer of every mobile home park shall install the following improvements <br />in locations convenient to the residents and shall maintain such improvements in good <br />working order at all times during the operation of the mobile home park: <br /> <br />(a) LAUNDRY FACILITIES. A minimum of one automatic washer and one <br /> automatic dryer for each twenty-five (25) mobile home sites. <br /> <br />(b) STORAGE FACILITIES. Storage facilities shall be provided on or <br /> conveniently near each mobile home lot: <br /> <br />(i) For the active storage of outdoor equipment, furniture and tools; <br /> <br />For the inactive storage of such other material as is used only <br />seasonally or infrequently by the typical tenant and cannot be <br />conveniently stored in the typical mobile home. <br /> <br />There shall be a minimum of two hundred (200) cubic feet of storage <br />for each mobile home. Storage facilities shall be provided on the lot, <br />or in compounds located within a reasonable distance. Storage <br />facilities shall be designed in a manner that will enhance the <br />appearance of the court and shall be constructed of suitable weather <br />resistant materials appropriate under the use and maintenance <br />contemplated. <br /> <br />(e) <br /> <br />PLAY AREAS FOR CHILDREN. Developed playground areas with suitable <br />facilities and equipment shall be provided for children. <br /> <br />(d) ADULT RECREATIONAL AREAS. Recreational areas with suitable facilities <br /> and equipment shall be provided for adult residents. <br /> <br />(e) OFF-STREET PARKING. Off-street parking shall be provided in accordance <br /> with the requirements of Parking Group 1. <br /> <br />See. 40-107.3. Open space requirement. <br /> <br />Within every mobile home park there shall be permanently set aside an amount of <br />open space to be used exclusively for leisure and recreational purposes.
