(b) A legal description of the property; <br /> <br />(c) For any proposed multi-family or non-residential use, other than a sign, a <br /> site layout plan containing the information required by Section 40-105.2; <br /> <br />(d) For any proposed use also including a sign requiring a use permit, all of the <br /> information required by Section 40-63 for a sign application; <br /> <br />(e) Any other information necessary to demonstrate that the proposed use will <br /> conform fully with the requirements of this Chapter. <br /> <br />Sec. 40-105.2. Site layout plan requirements. <br /> <br /> An application for a use permit shah be accompanied by a site layout plan which <br />will become a part of the use permit, if approved. The site layou~ plan shall provide <br />the following information: <br /> <br />(a) <br /> <br />Date of drawing, true north point, scale, legend for all symbols used, and <br />name of person preparing the drawing. If shown on more than one sheet, <br />match lines shall clearly indicate where the several sheets join; <br /> <br />(b) Boundaries of the area covered by the site plan and any easements located <br /> on the site; names and widths of any streets abutting the site. <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />Location of each existing and proposed structure in the area covered by the <br />site plan and the number of stories. <br /> <br />Location of all curb cuts, public and private streets, parking and loading <br />areas, pedestrian walks, lighting facilities, and outside trash storage <br />facilities; <br /> <br />Location, height and type of each wall, fence, and all other types of <br />screening; <br /> <br />(f) Location and description of aH proposed landscaping; <br /> <br /> (g) Location, height, and dimensions of all proposed signs; <br /> <br /> (h) Location of existing drainage ways, floodplains and wetlands; <br /> <br /> (i) For residential development, any common open space or recreational areas. <br /> <br /> When no new building construction is proposed and no more than five (5) parking <br />spaces will be required ~o comply with the requirements of this Chapter, a physical <br />survey or other scaled drawing showing the location and dimensions of the property <br />and any existing buildings may be substituted for the site layout plan. <br /> <br />See. 40-106.
