(c) OFFICE (0) SUBDISTRICT. Primarily for professional and medical offices. <br /> <br />(d) CENTRAL BUSINESS (CB) SUBDISTRICT. Primarily for retail, service, <br /> entertainment, financial, and professional establishments. <br /> <br />(e) COMMERCIAL (C) SUBDiSTRICT. Primarily for convenience eommerciai <br /> establishments serving the residents and employees in the downtown <br /> districts. <br /> <br />(f) MIXED USE (M) SUBDISTRICT. Primarily for general commercial and multi- <br /> family residential uses. <br /> <br />(g) INDUSTRIAL (I) SUBDISTRICT P~imariIy for non-polluting light industrial <br /> and general commercial uses. <br /> <br />Sec. 40-56.1. Downtown districts; dimenaionml requirements. <br /> <br /> Except as otherwise specified in this section, the requirements of Tables 40-44 and <br />40-44 contained in Article III, shall apply within the Downtown Districts. The <br />Downtown Districts shall have the following additional or other dimensional <br />requirements: <br /> <br /> (a) The total ground area covered by any new structure in the residential, <br /> commercial or industrial subdistricts shall not exceed seventy (70) percent <br /> of the zone lot area. No less than twenty (20) percent of the zone lot area, <br /> exclusive of required off-street parking , shall consist of landscaped open <br /> space. <br /> <br /> (b) There shall be no restrictions on total ground coverage in the mixed use and <br /> public subdistricts, except when one or more properties abutting along side <br /> lot lines have front yards, a minimum setback equal to the average of the <br /> front yard setback of the abutting properties shall be required. <br /> <br />(c) <br /> <br />No addition to an existing building, no accessory building or structure may <br />be erected when such construction would increase the total ground coverage <br />of all buildings or when such construction would decrease the amount of <br />landscaped open space so as to not conform to the requirements of <br />subsection above. <br /> <br />(d) The committee shall define setback requirements so as not to violate the <br /> requirements set forth in subsections (a) through (c) above. <br /> <br />See. 40-56.2. parking. <br /> <br /> ~Uses in the Downtown Districts shall comply with the standards for the applicable <br />Parking Group, in accordance with the Use Schedule and Section 40~45, except as <br />follows: <br /> <br />(a) The parking requirements for Parking Group 11 and 12 shall be one-half <br /> that required for these parking groups in other parts of the city, or 1 space <br /> <br /> <br />
